    That’s a tricky one…..The owner pays for the crossover,which is the concrete from the kerb and channel to the property boundary.The owner pays for this,even though it is on council land,and I think is also responsible for the maintenance thereof.If the problem is in the channel,then it is probably a council issue.Crossovers these days are usualy poured in one piece with the channel being replaced at the same time.I guess the first port of call is to have the council engineers have a look.Make out that it is worse than it is and they will be around like a shot.

    The ATO will look at what the funds were used for and see they were of a private nature,and disallow the claim.You can only claim the interest if the funds are used for income producing purposes,and in this case you are saying the funds are to buy land for PPOR.I would be looking for a new finance broker.

    Good to hear Newgen! I am glad both that your experience with tradesmen is looking up (there are many around like these guys!),and also that your project is getting done with a litle less stress.Interesting to note the difference in attitude it provokes when workers behave in a respectful and tradesman like manner.I bet you wouldn’t hesitate in having this latest crew back for future works,or have any hesitation in recommending them to others.If only the cowboys in the industry realised the injustice and damage they are doing to their business and the industry with their lack of respect and high and mighty attitude.

    The tiles should not have been laid before the roughin stage,but that doesn’t give the sparky open slather on them.Respect for other people’s work is sadly lacking in the building industry.Tradesmen need to remember that they are in someone’s home.The damage to the tiles aside,it would take less than 5 minutes to run a broom over the floor and put it in the bin.I would be back charging for both the clean up and the damage.With the damage to the pipe,I wouldn’t hold him responsible for that,unless I had told him exactly where all the pipes were,and marked them on the wall,or if the position should be blatantly obvious.He has no way of knowing where all the services are buried in the wall.

    I wouldn’t bother trying to talk the builder down on his price or get extras for nothing.There is no such thing as a free lunch,and you will pay for it in any contract variations throughout the job.Remember that it is a two way street.I doubt you would work for less if your boss asked you to,and neither should the builder be expected to.

    I am like Melbdude,and don’t really know what this is about.Is it just Jenman’s method of conducting his business that is of concern,or is it his system? I recently sold a property through a Jenman agent.The property was a problem child that I had listed with another agent for no result.I listed with a Jenman agent and it took quite some time,but they didn’t give up and eventually sold it for me.The advertising costs over that period would have been quite a pretty sum,which I paid no extra for,so for me it was a good result.But then I was dealing with a Jenman agent,not Jenman himself.

    I saw tony Robbins 3 years ago.I felt that all the singing and jumping and hugging was more about keeping people alert.The days would start at 9am or so and finish at midnight,non stop.I am not saying Robbins is good or bad .I made a comment about it all onanother forum last friday and started a riot…158 posts on the thread last time I looked!

    glad you enjoyed the weekend.Do you know the name of that song he uses “life will never be the same again”?And also who sings it?

    i stick my head in to another forum on woodwork,and one of the guys was offered a free ticket.He asked other members if he should go to it or to the woodwork show.Everyone bagged Robbins,and said to go to the wood show (as you would expect).So I simply asked who had been to see Robbins or even knew anything about him….and then spent the weekend defending myself,even though I had never made a judgement about Robbins.Everyone else had,but nobody could tell me what they knew about him.I tink the thread is around 160 posts long now.The guy ended up going (reluctantly),but hasn’t posted his experiences yet.I suspect I know what they will be.I don’t think it is for everyone,and you only get out of it what you put in to it.I suspect you did as I did and went with an open mind.

    In a previous life I worked in a bank,and my heart wasn’t really in it,so I would try to help out the regular customers as I could.Often they would come i n and want to draw on a cheque that they were depositing straight away.I would quietly tell them that if they had a zero or credit balance on their cc,they could deposit the cheque in there and withdraw it straight away.No interest,no fees.And inerest was paid on any credit balances.That was with ANZ,but I don’t know if it still works.

    Isn’t Northbridge just over the railway from the CBD? I haven’t been to Perth for over 10 years,but I thought Northbridge was ok from what I remember,and so close o the city.I am surprised you haven’t had much growth.Are there good and bad parts o fthe suburb?

    I remember applying for aloan through a mb a few years ago,and he came up with his recommendation.I looked at what my current bank could offer,and it was going to be cheaper for me than what was recommended.So I took him to task on it,and stayed with my own bank.Not long after I read that his father’s company was releasing a credit card in conjunction with citibank,the bank he had recommended I take the loan through.Take from that what you will…So I say try 2 different brokers,but tell them what you are doing.

    Good returns,no growth.Been there done that…and they are hard to sell. Do a search,it has been discussed before.

    They would have to be offering me a hell of a lot more than $5000 for me to rent my house out.I just don’t like the idea of people being in my private space.For $5000 it isn’t worth the hassle or the worry.

    I don’t think it will have any effect on prices.But it certainly will on short term accomodation.I live about 200 metres from the MCG,and can see it from my front door.Just out of curiosity,I googled to see what people were asking for rental houses during the games.Going on what I saw,I could probably ask around$5000 for a week.I even saw a place for $2000 and the big selling point was that it was only 1.5hrs from the games!
