The RBS can only inspect and approve based upon what is inspected on the day of inspection. With a year now passed is it possible that additional works have now brought on the non-compliance?

No, they can’t. Surely obtaining the OC is a part of the builder’s contractual obligations?

If you are in Vic then it would be illegal for him to do so without being a registered roof plumber. Other states may be the same. Having said that it’s not rocket surgery.

It might be my place but it is also an IP and I have legal obligations to the tenants. The tenant has been there for 5 years and just signed for another 12 months. I am trying to find out what is required by law as I couldn't find anything relevant in the residential Tenancies Act.

The rules for owner builders vary from state to state. What I was getting at is if you are building in Victoria and this is not going to be your PPOR then you won't be able to do it. I don't know what course you are thinking of doing but they normally don't teach you anything about building, just the administrative side of things. You really need to have some building knowledge if you want to go down this track or tradies will walk all over you and it will cost you a lot more than you think.

Fans of "the Block" will have seen Frank Valentic from Advantage purchase one of the properties. Chance or shrewd marketing? He is also the head honcho of the buyers advocate division of the REIV.
