both from the RSPCA – great dogs only I think mini is a froot loop[biggrin]Also white tiles are more appealing for the tenant. They can use their own colours for decorating. Better than restricting with one colour, say green!

Dont spend a lot of money, people dont usually care as much as you do. This is just a rental to them. also generally, a house proud tenant will put your stuff away and put up their own. I’ve seen this done many times

There is a program I think it may be on the Lifestyle channel. It’s called “No Going Back” and the format follows couples that leave England to buy property in Europe and set up something they can earn a living from. One even came to Aust. I thnk this has pushed prices up over there especially if you look as if you might be from England. It seems to be very popular. Take care with that, I feel that you would probably end up paying too much. Anyway, it’s an interesting program if you can catch it.

cheersWe had a similar experience. Getting really nervous about the property not renting and the agent telling us they were waiting for the right tenant. We waited 4 weeks and just about to shift agents when we got a tenant. But this was no ordinary tenant, this was a dream tenant! went to an inspection once and the house was better kept than mine! Unfortunatley, listening to a financial advisor, we sold. That was 5 years ago and those same tenants are still there. [agro3]

I do think that once you settle on a property, whatever is left there becomes yours with the property. Check it out with your solicitor.
But I also agree with Ozi, be careful as holding back may cause a breach of contract, so check it out. Dont do anything without your advisors nod.

its most important for you to get a building inspection report and a pest report.
In NSW the Buiding inspection report should be from a licenced building consultant. They would have a licence number starting with BC. I beleive that this is only a recent thing in NSW (last 12 months or so) dont know about other states. They will be able to check on things you will not see or know about.Can I have the number of the builder in sydney?
