    I recommend you do what you feel is right for you. Are you eligble for the first Home Owners Grant? Once you have your own property then you could start thinkng about investing. Whatever you do, you should think very carefully about what you can and cannot afford. Just remember that if you did have both and had no tenant, you would then have to find both your own mortgage repayment as well as the payment for the IP.

    You can get photos from the agent and most importantly, dont forget to get a pest report & building inspection. I have bought this way once due to time and distance and when i was finally able to check it out, I was happy. I would not recommend it always and you have to be very sure of what you are buyng.

    Hi Corey
    You can also get a lot of mentoring for free right here on this site. There are some amazing people here and the subjects are so varied. I personally am a number one fan of Dazzling! His advice is always excellent, but there are many others that have really good advice and tips.
    You can educate yourself by reading loads of books and keep coming back here and others sites like this.

    There are also investor meetings, check out the threads. I know there is one in Melbourne & a new one just started in Sydney. Here is where you will learn from others that have done it! It is also great to be surrounded by people who have the same interests.

    Anyway……there’s my thoughts

    As has been suggested in other threads, call the RE agents in the town and pretend you are looking to rent. That way you will gain a greater understanding of what the market is really like.

    We are a 2 car family. 1994 Nissan Bluebird & 1999 Toyota Hiace. I think they’ll be with us for a while. I cannot see the point in spending money on a car! Although my husband says I would look good in a merc.

    Not if you are in contact with them, organising a repayment plan, (a formal agreement). Sure it’s hard but as Dazzling said, you will probably learn some valuable lessons from it.
    By the way Dazzling, your advice is always amazing!

    Parramatta is great for me and there food there s good but i will travel. sorry I missed the last one but will be there for the next one. Any suggestions yet?

    I would call the ATO. I have seen the wrong advice given by accountants. I am educating myself by getting informaton direct from the horses mouth. But one suggestion I can offer is to keep up to date with advice.

    Get out of debt as quickly as you can. Start with the ones that have the highest interest rate and work your way down from there.

    Hi Steve
    I would really like to see information and advice for young people starting out, like richo. Teachng the kids finacial literacy is something we should be passionate about. My 12 year old now knows the difference between good and bad debt. I shall teach them as much as I can about investing but it would be great to see someone like yourself taking this on
