    Hi Ajay, just wanted to let you know that we live in Tamworth and also have two investments in Tamworth as well. Like you, we really like the area and believe that it is a good place to invest  due to low unemployment and low vacancy rates in the rental market. As you have suggested it doesn't rely on one industry and over the next 12 months the vacancy rate should be lower as Tamworth is in close proximity to a major mining centre. We have been investing in the area for the last 3 years and "touchwood" haven't had any issues vacancy wise or with tenants. best of luck with your investing in Tamworth..

     I read "How to buy property with your super money" yesterday and they referred to the need for diversification. So when they talk about diversification within a SMSF, is there a percentage of what the diversification needs to be in terms of how much money you have in your SMSF? Would this need to be included in an investment strategy?

    Am new to this but i think non recourse means that the lender can only take a guarantee on the property purchased through your SMSF and not through any personal assets you may have. Is this right?

    Yes got depreciation schedules done on both. We are repaying 2% repayments above our current interest rate on the PPOR which is making some good inroads (at the moment).

    Yeah i'm not up 2 speed with shares. would much prefer to concentrate on property at this stage. Shares will be something to look at in future no doubt

    Thanks Terry, I know that 91% is VERY HIGH. I guess sometimes you just need some reassurance that you are doing the right thing?? My other thought was to use my wife and my super to create a SMSF as use the 100k in that to buy another IP. Any thoughts?
