    Finally getting the balls to do something instead of reading all about it – I'm meeting with an accountant tonight to chat about the best structers for us and then the mortgage broker on 13 January for pre approval.

    yippe – very slowly, but I'm still here and very keen.

    Shape – Yes, I am on the search for my first I.P. I've been leaning more on the strategy of buy & hold, but i noticed this house in Wyndham for $265k that has caught my eye and thought maybe a buy/ renovate/ build/ sell might be a good idea and use the money to pay off my PPOR.

    hrub – thank you. Tomorrow is an open day & i will ask for the section 32. I just spoke to our local council who commented: the block of land is a bit of an awkward shape with the exisiting house on it, with a land size of 634m2 approx it would 2 units. Before any offer is made I must check the title and see if there is any covenants or restrictions eg: can only build 1 dwelling.  If no convent – then nothing is stopping to build.

    Does that sounds about right for my pre-reshearch if it is a good size block or suitable?

    Should we make an offer, I'm then to meet with a drafts person (preferably a local one would be familiar with the council) – they will design the houses and submit our application to the council/ town planning. (for something of this size, would take approx 1-2 months to get council approval).

    My update for 2011 goals: 2 OUR OF 3 COMPLETE.

    1. Looking and aiming to buy my first IP                         STILL LOOKING – SCARED TO TAKE THE LEAP.

    2. Hoping the other half proposes to me (haha)           ENGAGED!!

    3. Trip to Thailand or Coburg (N.T)                                  WENT TO COBOURG, NT FOR A WEEK.

    50/50. If we had enough money, i would hope that one day we would rent it otherwise we would sell it.

    CBA said that i would want to keep it as is to pay more money off the loan for the mean time and then change it later if i decide to rent it out.

    My partner and i have since deceived that we will stay in our PPOR for about another 2-5years.

    I met with the bank and they mentioned that i can switch to IO with no charge, however they recommended to stay P&I and when i purchase my first IP to ensure that that loan is IO.

    Hi Mr Las Vegas,
    Geraldton was listed in the API magazine for March as part of the '20  Hotspots primed to benifit from major infrasturcture projects'. Various comments made by Terry Ryder:
    – Geraldton and surrounding mid west towns will particular benefit
    – is already a solid regilanl centre
    – prospects of getting the $2.5bil Square Kilometer Array project nearby, an international space project

    RESULTS mentoring program are holding a 2 day property investors workshop in Melbourne that may be of interest and give you a good insight of the program/ structure.

    Hi Tiffany,

    I am a newbie as well and have been following this site for a few months now and have since learnt quite alot.
    Also reading various books and magzines has/ is very helpful.

    I've noticed that Steve McKnight has a two investor breifing comming up and Terry Rider has a "First steps to becomming a property investor' seminar. I am quite intersted in attending – what are peoples thoughts?

    That is very helpful JacM.
    Everyone keeps mentioning 'make sure the numbers work'. But I'm a little confused as to how to calculate my numbers.
    Is anyone able to shed any light on this formula?
