    Thanks for your reply Benny. Yes gifting is the new word for me and what I am doing.
    I will definitely work with a Solicitor if I go ahead with this item.
    I have mentioned it to my previous builder’s representative of ten years ago and she is looking into
    this proposal with her managers etc. I need to wait a bit longer as the land is part of my father’s estate
    and I am looking to buy out my brother and sister’s share of everything. I still have to see if
    it will satisfy my sister who is the Executor of the estate. Probate is in progress at the moment.
    I am currently looking at all my options. This one is still on my bucket list.

    Yes I am generally a salary earner although unemployed since last April. Sometimes I get some freelance graphic design work but not much lately.

    Many thanks to everybody for your comments and advice. The consensus so far appears to be that I am being well over charged.
    I live in Payneham  (Adelaide) so if anybody has any recommendations regarding tax accountants in this part of Oz then
    I would be most grateful.

    Thanks Sam D Smith, however I sorted this a few years ago now. I will keep your suggestion in mind if I decide to go down the building / rental path again. I managed to get a good price with Depreciator so they did the schedules for me. I was happy with what they did.

    Thank you for your detailed response to my request for help on this item.
    I still owe $148,000 total mortgage on these properties.
    I would as mentioned get no more than $180,000 if I sold one.
    I would most likely be looking at paying around $400,000 for an established house on about 800 sq near Flinders University.
    I currently have a depost of $10,000.
    I have the opportunity of taking on more work hours with my current employer that would increase my income a bit more as I currently work only 24 hours per week.
    I have no family commitments as far as finances go.

    I talked to a real estate agent at Tailem Bend today and he said that Mt Barker and Murray Bridge have probably peaked in real estate prices and so Tailem Bend is still affordable (with some more room to peak) being the next regional town after the South Eastern Freeway out from Adelaide. It is along the main highway before it forks off to either the Coorong/South East or the Dukes Highway that leads to Melbourne.[biggrin]

    Thanks ‘glengyron’ today I got busy phoning my agent and others hopefully to find tennants for my vacant unit/small house in Tailem Bend. Murray Bridge has certainly had exceptional growth but as I mentioned by talking to a real estate agent today it has been discovered in real estate terms. However just recently an announcement was made to move two major prison centres from Adelaide to Murray Bridge which is proposed to inject more employment, people etc into the area.[exhappy]

    Thanks ‘wanelad’ for your quick response. Tailem Bend is the next regional town on from Murray Bridge if you are headed towards Melbourne on the highway. One hour’s drive from Adelaide in commuting time. My first real estate interest in Tailem was to check out a bed and breakfast for sale there about four years ago now. I ended up buying my current block of land instead. [headphone]
