    Were there any recurring objections with Councils to changing the title to strata titling ?
    What were the main challenges ?

    Hi All & Thr1lled.
    Thanks thr1lled for trying to locate a lease for me, I was on holidays away with a laptop but short on files.
    Back with puter again and managed to find a blank simple english lease.

    All the motels in our email and friends network report good figures lately and confidence.
    This is despite all the political antics going on, shows a strong economy, it seems very hard to kill despite their best efforts.

    There are some great motel buys on the market right now at very competitive prices, buyers market in my humble opinion,
    provided finance is available.

    Is anyone holding any current investment in motels in any way ? Or seeking?

    It certainly looks better if someone’s introductory post is just that, a self introduction, rather suddenly appearing as a stranger with a testimonial about a third party.
    But new members who enter into the spirit of the Forum are always welcome by me, and I’m just another member, and it’s not too late to post a self introduction.

    Hi Michael.
    The fact that you had to post this question means you don’t have the necessary experience to self manage at the moment.
    If you would like to gain that knowledge first hand, then self managing is the way to go, but be prepared for hell tenants and heavenly ones and everything in between because that’s what you risk until you have enough experience in vetting tenants and later handling tenancy issues as they arise.
    If your intention is to save on agent fees, better to let a professional PM do the job for you otherwise the risk and possible costs from hell tenants are higher than agent fees.

    Certainly more to it than meets the eye, included with your ads, bookings and key handovers are :
    key returns, email and phone enquiries,deposit payments, balance payments, extending for extra nights queries and payments, refunds, complaints, cleaning, maintenance like blown lights leaking taps noisy leaky cisterns missing bath plugs, .
    If someone else does these for you they will take the cream.

    Maybe clean first then assess.
    Broken or worst areas could be replaced with pebble surrounded water features, garden oases, pots or furniture placings.
    Tile repair sounds cheapest and tiles are so hard wearing.

    Agree with Richard except with me it’s a case of my comments on our personal experiences with the dragon’s behaviour are unprintable.
    If i looked at a contract with them i’d be reading it with a microscope for a month so time periods wouldn’t bother me.
    CBA came through for us with flying colours by the way.

    Hi Grimnar.
    I sold a unit together with a neighbour, and it went like a hot cake. We agreed on one agent, prices, split ratio, costs split, no ads for the first 2 weeks, time frames on market and opt out periods. REA marketed it to his hotlist and it was deposited the next week because these opportunities are scarce. Try to find another similar one in your area, then make sure you price it at a premium.

    As you know, there are 2 ways of paying for a roof over your head, rent or mortgage.
    Neither should be viewed as subservient or superior in title, especially where a fixed lease is concerned.
    In an occupancy battle, the fixed lease during it’s term is actually a superior document to your newly purchased title.
    My suggestion is to actually go and talk to the tenants who are most likely actually really humans and see what plans they have for their future and who knows what mutually agreeable arrangements might be possible. The vendor or agent can approve such a visit. Or if you don’t mind treading on toes, you can can go anyway coz it’s a free country. Provided the tenants will agree to see you.

    Neighbour maybe well meaning and helpful in the future so it’s well worth maintaining good relations if possible.
    I suggest you sympathise and say how awful for you and advise neighbour that you will forward the email to the PM who is managing for you, then forward the email to your PM requesting they check it out and take action if necessary, provide neighbour with the contact details of PM and ask neighbour to forward any further reports there, and advise you if the PM does not respond properly or the problem continues. Not much else you can do. You have fulfilled your duty of care as a neighbour and landlord.

    3 areas require correct structure :
    family business ventures,
    legal,
    accounting / tax.

    In all areas you need the protection and order of the correct structure administered by qualified and competent professionals .
    This applies, as you already know in normal business practice, but where close and trusting family members work together, they tend to fall into the trap of becoming too relaxed and complacent at the expense of correct business practices.

    Been in that trap, sadly it cost me dearly in family relationship, capital, time and heartache.

    Do lots of homework and get help from your accountant and solicitor.
    Interrogate their tradesmen, elec & plumber.
    No such thing as too much homework.

    Hi Riviana.
    Sounds like you’ve really got it sorted. The Armidale location factors would’ve made it a great location.
    Some like restaurants for the social event, but we prefer a 15hr day to a 19 hr day.

    Hope you’re reaching the stage where you can grab a good motel quickly since they get snapped up fast.
    Thanks for the congrats. We bought a big leasehold in Wagga, very strong motel city, going very well. Starting to sniff around for another one to run under management.

    Hope you can get all your team ready to move quickly when the right opportunity presents itself.
