I am ashamed of what took place. But yeah. It was a chick on a “Love” website.
    How embarrasing.
Basically, when a Nigerian asks for money, run.
I do believe that perhaps the level of corruption in Nigeria causes these people to turn to such measures.

If you ever need a mortgage broker talk to Richard. He operates in Australia and was excellent to work with.

But yes, they seem very legit, but in actual fact, hoax is the correct word.

Thankfully, a couple of people sat me down and gave me their view.

If you’re ever going to send larger amounts of money, I’ve started doing this via an escrow company if you feel uncertain.

I’ve been ripped off by a Nigerian once. Quite a bit of money. (Oh am I so stupid)
There are numerous african people that go to my church, and a couple of them told me to stay away from Nigerians.
For everyone else’s sake, I recommend you do the same.
There are lots of other brokers out there.

If you ask me, this guy is a fake. I’m taking that stance because of an actuality. They are very good at ripping people off.

    You’ve been warned about Nigerians.

    Thanks Bridgebuff.

I’ve been away from learning this stuff mentally for the past while and this slipped under my radar.

    Npumpki

Don’t know what you have decided to do with the property, but if your are going to renovate, be sure to check for possible asbestos.

Hopefully you either know this or you will have read this post before you go ahead.

If you are renovating, your local council should be able to guide you as to where to find someone who can do the inspection.

    Hi

I believe that people are just better off remaining with their spouses in the first place, thus saving that headache.

Question: Is it true that in life we are going to have problems whatever we do in life?

Sooner or later we always want someone to be there, and it’s just as easy to remain with our spouse.

Either way, we are going to have problems, so we may as well stay with our spouses.

*NB – I am currently single, and having been separated from my ex for the past two to three years, I’ve realised that it wouldn’t have mattered either way. Problems are always going to be there.

Besides, statistically, couples, both men and women are better off financially by remaining in a marriage status.

It’s and indirect methodology for being able to retain and improve your current financial position.

Sorry about the late reply Josh.

The situation as mentioned in the above post is actually one belonging to a “Caitlen”.

So if you want, that question can be directed to her.

    Cheers, Nathan

    I do apologize.

    The original topic was called “non settlement” and here’s what it said;

HI, I would like to tell a tale.
We sold our home unconditional and 3 days before settlement we received written confirmation that our home would not settle as the buyers were unable to get finance. We had already moved out. Any way we are now going down the track of sueing them.

    Caitlyn

    Steve replied;

Hi… sounds like a nasty situation.

So you keep the deposit, right? But before you go ahead and sue, make sure there is some bread in the cupboard.

Or perhaps this is a chance for you to lease-option or wrap the property and come to a win-win outcome?

Solve problems and you’ll make cashflow!

    Hi Paul.

You really are a helpful fellow, aren’t you?

Well, the reason why I want to have only short 4(hopefully) year wrap contracts is because I want to move solely into the buy and hold market.
By getting my Cashflow up in this early stage will provide me with enough cashflow to purchase more and more buy and hold ip.
Then I want to pay the debt on them down a bit so that my position is secure and the positive cashflow from the buy and holds covers everything and then some. Once that is all done I would like to settle down and get married and live happily ever after.

Paul, I may still need help with that wrap jv.
I’m weighing it up. I’ll give it a go. I’m kind of half way at the moment.

Also, I looked at the link that you provided which helps one to determine what the Balloon payout would be. It is fantastic.
In Steves Wrap Kit on page 9 his example has payments that are made weekly, whilst Mortgage World Australia’s calculator only enables one to calculate monthly. What software (or site) would Steve use to generate his Loan Amortisation Schedules?

    Cheers for everything Paul

Mate, you are awesome. That is such a fantastic idea.
Am currently living in student accomodation (which works in exactly the same way as what you have just mentioned). And to think, the idea is right under the nose.

    Cheers Xenia
