We bought a serviced apartment at the begining of the year, it was our first IP and the bank lent us 104% of the value against our PPOR. After that we realised that we should have done it differently, but it is always worth talking to your lender, however the finance people on this forum are pretty spot on.
it was interesting to see the replies. You’re right, I’ve never meet Steve and I don’t and wont put people up on pedestals regardless of how good they maybe. I was simply expressing an opinion which a lot of people seemed to have read and accepted save for the same few people that always come to Steve’s rescue
It is not about pedestals or defending poor defenseless Steve, rude is rude and uncalled for. It was your opinion I certainly am not saying you shouldn’t express it, I think and I am sure if you re-read your post that you would agree it could have been worded better.

I wasn’t casting aspertions on your character at all, as I didn’t say anything about kind or nice, just mindful. Having said that I do think I was a bit harsh and fairly pull my head in[].

I think you are 100% correct here, all I was saying is this is the “home of positive cashflow real estate investing” and new people come here to see what it is about, and whether it is for them or not.
I think you are a fantastic contributor to the forum and am glad you help to provide a balanced view. Even if you can be very passionate[], you must be Italian or something hot blodded like that!

Welcome to the forum, I enjoyed both of your posts and want to applaud your for standing strong against two opposing opinions. You sound like a man that learns for himslef, good on and good luck.
As for where to start, a plan is a good place and it sounds like you are formualting that in your mind, get it onto paper so you always work towards it. Then research, that does take time, I love it, so you need to decide where you want to invest. I know this is your questions but I could name a bunch of places but if they turn out to be duds you’ll blame me (not that that matters but) you will kick yorself for not taking control! So the internet real estate sites are good for working out where they are, like realestate.com, domain.com, property.com etc. It helps to look at them yourself but thats up to you, maybe you know someone here that can do that for you. The 11 sec solution is a good bench mark to use and spending time in this forum as Pin said will give lots of info.

Buddy, don’t take this as a flame, but, please try to be more mindful when you post replies like that to new people. We all know your position on neg gearing, I know you also try to sound like your view is on both sides but let people make up their own minds. And of course that menas they need to hear your view but let them get into the forum before you shove neg gearing at them, most already know about it and like Steve R already have them they come here to see what positive cashflow is all about. Pin I mean it this is not an attack on you just a request.
I just submitted an application in person to the SRO VIC on behalf of my WRAP client and was told that it would be sent to “Balarat” (don’t know why) and that it would take about 12 days, that was 5 days ago, so we will see.
I am gathering as much information as I can to learn about investing (in property in particular) in the future. My current situation does not lend itself to being able to invest in any short term now, but I have to start educating myself.
I just wanted to say investing starts with education and therefore you have started your investing career in the best way possible. Good on you.
Also have a chat to a financial broker or banker you might find your situation to be better than you assume, especially with all the new products on the market available to home borrowers.
I am so impressed that so many of your family members were keen to be involved, ours think we are tossa’s that are going to fall flat on our fat a***s.
As for Steve’s response, I personally find it hard telling some people to just do it, because you don’t know the background or circumstances etc … and in this guys case I recall he was a young bloke on a low income without his own home or other property as a leverage point. I think Steve was being modest by not encouraging a young guy who may or may not have much financial nouce, you know the kind you get from those dumb mistakes we all make, to make a huge leap into something he might not be ready for or able to manage.
I always think horses for courses, and your group sound like they are in a different situation with many points of support, finance, and assistance. Look deeper into some situation and responses, I guess I understand you are waiting to find out what the catch is! And as soon as there might be one, doubt creeps in. Well take it from me a mother of a 2 year old, if you hadn’t worked it out I sell ENJO through party plan part time and my hubby and I are working on our portfolio, it is different to yours, the young guys and definately different to Steve’s but ultimately we all have the same goal financial freedom.
So my advice to your group is be sure you all have the same goal, expectations, enthusiasm, motivation and faith in each other. Set your goals by working out what you need to acheive and how you will acheive that.
You could try the council, Wes Davidson Real Estate handle most sales in teh town. The is a stack & station agent in town that might be able to help you, I haven’t delt with them yet.
Plust there are many other sources a good source is walkabout.com.au for a general overview of different towns etc. Plus as recently mention ABS stats, REIV.
Just to add to AD[], Steve used to say I can show you how to buy a property in your first 30 days. I thought well I won’t be buying one in 30 days, maybe 60 to 90 days. We attended the masters in May/June and bought our first +IP 29 days later and our second one settles today.
So there truely is so much that anyone, new and not so, will get out of attending.
