For my two cents, I understand what you mean about the numbers they are enough to make you feel like a high school drop out … stupid part is I can remember the lesson on yields and returns and clearly remember saying I don’t intend to go into any field dealing with this stuff.[V]
BUT, now I know a lot about them I am actually impressed that I can calculate most bits of info on the fly these days.
Just a real quick glance over your figures show that both are negative geared … meaning that if you are already on low incomes both of these deals will see you with less income each month. That’s for you to decide if you can live with less. Personally I would think that if you’re on a low income then you would be wanting to add to your income instead of take away. Well that is the type of investing that most of us do around here – low income or not.
Back to the numbers my advice is to not buy either property until you do understand the numbers. It might mean you have to wait 2 or 3 months but you are responsible for your deals make sure you know how they work.

BTW, do a search and you will find loads of info about calculating returns and yeilds etc.
I’m aware that this forum is a brilliant informal mentoring opportunity…..and I’m definately reaping the benefits, but something tells me I need to hook up with an individual at some point in this journey – if only fleetingly – and I’m yet to find the right person. My individual financial circumstances do not fit the basic mould, and I’d really love to put it all out on the table for perusal by someone further down the track than me. Ideally this needs to happen in these early days while I’m formulating my “tactics” (thanks for the Goal Setting plans [] in the Dec newsletter).
My accountant is not quite the right person and he probably thinks I’m one sheep short of the top paddock at present (viz a viz my multiple property investing aspirations)!!

I just wanted to highlight something to you, when starting out in an entirely new direction the need for someone to show you the way is strong … but keep doing what you have decided to do and you will move forward all on your own.
I have been where you stand now – only 9 months ago, Oh my god it’s actually been 11 months since I came here, wow! Anyway before you know it you will be telling somebody else your story to encourage them to embrace the fear factor and take your time.
You are well on your way already. We also identified our accountant was wrong for our new plan so we went and found the best.

Well done on the article praise, it is well deserved, as you know I have recently been reading it and am impressed but not surprised at it’s simplicity and bulging facts, just like everything else that I have read of yours and Daves.
At the begining of last year we made a News Year Resolution to buy “our” investment property (meaning the only one we expected to ever buy) of course a neg geared unit and this past NY we didn’t even bother with a resolution to buy more IPs – it’s just expected now!
Thanks for being there to help us along the way, also a thanks to Dave, Brent, Sooshie, AD, Wilandel, Mini and everyone that gave their support throughout last year.
All I have to say with my exacerbated breath is that the MAP program was started well before the TT show went to air, the participants of the MAP program were attendees of the APIM seminar held in May by Steve & Dave after an extensive selection process.
Some of the selected people were shown on the air that night. The people you are referring to are those that were selected from the TT viewers to be personally mentored for 12 months by Steve.
I can also assure you that the information will be made very public in due course.
Buddy you amaze me … for someone who is so young you seem so experienced and wise. Your advice always sees to be level headed and often thinking out side the circle.

I too am finally enjoying Stevos book, it was given to me by a good friend for Christmas when he found out that I had already bought 3 copies for other people and none for myself yet. Actually the last copy I bought prompted a lady in the checkout queue to tell how wonderful the book was and that I should really get a lot out of it. I just smiled and thanked her.
Anyways, just for my 2 cents, we look for property that is cashflow positive (so makes money from day one) based on teh purchase price, but we still put in the 20% deposit as our bank likes us when we do that and we know they will be happier lending to us while we do that.
My advice is to spend a good amount of time here learning all you can so that you can develope your own set of guidelines or rules for your investing future.
We still love ENJO. They are changing their policy on the use of their name such as number plates … so I thought I’d change it so as not to be doing the wrong thing.
I was recently driving through Goulburn NSW and stopped for lunch and browsed the agents windows, out of 4 agents one had one for sale picture and it was miles out of town, all the rest said sold.
So maybe we aren’t the only ones struggling to find properties.

You will note that I have modified the post as of this morning, unfortunately their are a couple of members that are heated up at each other and find it difficult to keep their tempers in check. Hence this is an ongoing problem in the board.
Your theory is fine for anyone interested in CG. Personally we invest for cashflow as we have a ten year plan (now 9) that will see my better half having the choice whether to work or not.
We do have a neg geared IP that is a huge thorn in my ass[], I hate folking out the difference … but that is just my 2 cents []. It’s going up for sale this month.[]
