    Hi All,
    Derek ,you are right about Memphis and Nashville at the moment. Nashville is a hot market with steady appreciation and and a lot of rehabbing happening. I am also finding that there are some great cashcows here .
    I love Tennessee,that's why I moved here.!

    Hi Guys,
    Lisa here from Tennessee. I am not really sure about San Antonio pre -foreclosures but I know that there is a great site for Tennessee called http://www.myfir.com . There might be something like that for San Antonio.I spent months learning about the process of buying pre- foreclosures and I have a name of a person who once you find pre-foreclosures will negotiate with the bank,he has done this for 20 yrs , is an expert who is based in New York and negotiates in all states. This is a “short sale “,thats where you can pick up the properties for up to 40% off and my contact can also fund the deal.
    The whole process is not easy and you need to be careful that you follow the correct process but I have been involved with a few of these deals and all went well.

    The hardest part is finding the homes and then talking the owner into letting you buy these homes,these people can be very bitter .

    The site http://www.myfir.com is great because it lists hundreds of these addresses , what the people owe and the date of foreclosure. Once they are listed you have 3 weeks go to work to stop foreclosure . There is a lot of door knocking involved .

    Kiwiduvet,
    I would like to personally thank you for sticking up for me. You are right about the pot calling the kettle black and besides we all do advertise to a certain degree. I constantly see negative remarks about each other and I thought we were all here to help each other out with investing. I believe in Karma so I am not about to comment on any other fellow members but all I can say is there is plenty of opportunities out there to make money so that’s what I have moved to the states to do. As for the $17,000 that went missing maybe someone can shed light and let us all know who to steer clear of. This time someone should get there facts right as it was wrong to accuse me.

    I don’t know what you are talking about ,this is the first I have heard about this. If you have something to say to me ,please call me ,as I do have a lot of respect for you. I AM NOT associated with any scam and have not been involved in re-habs before for any of your clients.
    I am dissapointed that you would publicly acuse me of something that I have no knowledge of.

    Hi Mark,
    My name is Lisa and I moved to Tennessee 6 months ago to invest in property. I have recently got onto a great contact where they have some great properties in Nashville ready to re-hab. One of the deals I am working on now is..
    2 bedroom house in downtown Nashville $36k
    major re-hab including 3rd bedroom $20k
    total upfront 56k

    Low comp’s in the area $80k 2b/r or $110k 3b/r

    These types of deals are hard to come by and I am looking for someone to pay cash for the property and re-hab.
    Then we would split the profit.
    In return I would ensure that all the work is completed quickly and up to my standard (I am very fussy).I would then choose a realtor who is known for high sales to sell the property as soon as possible. How I would choose the realtor is ,I have a list of the top award winners in the area (recently in the Tenessean newspaper).
    Obviously I work check on the work daily as it is in my best interest as well as whoever is my equity partner.
    I think you really need to be living here if you are helping people with re-habs as there are so many horror stories.
    It has taken my a while to build up my contacts and am happy to help anyone invest in re-habs. I have a few more that I can offer that just came in on Friday but they will sell fast.

    Hi Guys,
    America really is the land of opportunity as is Australia and New Zealand if you have ‘the eye of the tiger’ and are serious about making money.
    As most of you know,I moved over here last year and am learning more and different techniques from investors each week. I am currently working on short sales where ,each week I see hundreds of pre-foreclosures on the net.
    I try to get to as many houses as I can,and stick a hot pink note saying’Please call Lisa’ on 615 243 5397.
    The men get home and think ‘beauty’ or the wife thinks who the hell is Lisa.I always get a call.!
    Then I say ,I want to help you and they pour their heart out.They sign the house over to me to negotiate a payout with the bank.
    That’s where you make the money,you start out with an offer of 40c in the dollar on fair market value.Once the bank accept’s it goes straight on the market for a wholesale price to a investor.
    I have spent weeks researching all about short sales and have only just started last week.I do know people in the Nashville Investors club who are doing really well so wish me luck…
    The door knocking can be a bit of a hassle but I like it I have made some nice friends.Not all people with foreclosures are ‘PIGS’,they have just had some bad luck.[biggrin]

    Hi all,
    Lisa here the one who moved to Tennessee. Once again ozi has come up with some very interesting data about Nashville,thanks Ozi.Tennessee is a fantastic place to live and you can just feel that things are happening especially with the relocation of the Nissan plant to Tennessee in all the headlines.
    To all you Aussie investors ,I am finding some great multi-units and pre-forclosures with good returns. If you don’t beleive me ,come over for a visit ,the people here are so friendly they love Aussies ,you will be treated like royalty!
    Anyway in the meantime I find properties in Tennessee and in the next week or so will be flying to Dallas/Fortwoth and Austin Texas to choose some good realtors to work with. Both Tennessee and Texas have got good reputations with finance companies so I can safetly get finance for foreign alien investors,low doc up to 80% residential and commercial.
    I am working hard at doing deals with absolutely no money down and that shouldn’t be too far away.

    Hi Richard,
    you are right Richard I should in what you say and i know how fussy they are.I am friends with Trish and was on the phone for some time last week . I should clarify the fact that Trish will deal with a select few of the experienced investors.I know that Sandy Kimmel put a lot of people on to Trish and poor Trish had major problems with the applications. Next time you talk to Trish ask her what she thinks of Sandy and let her know that a couple of women might have to get the local sherif on to Sandy,she will know what i am talking about. CPC is a great corporation and I would recommend them to anyone. The problem with the loan applications from Sandy’s properties is they were all closing with no tenants and the rents were overstated.

    Hi,
    I got scammed early in the year so i sold my Au house and moved to Tennessee. I like the area so that is why i chose here. The Nisson plant is being relocated here and some other great developements. In regards to research,the local papers are a good indication. Do a search in each state and also look for USA property mag’s. The cycle is similar to Au where the outer towns get the ripple. Word of advice,get finance sorted out as it is not easy to get finance for foreign alien investors. I can get 80% in Tennessee.It is amazing how different the houses look on the net ,i looked at 5 last week . Three were gutted inside,no mention of that in the add or by the realtor.
    I was approached by a lot of Aussies to source houses and look at them ,basically make sure they are not scammed.

    I went to the target U.S.A seminar in Melbourne. Dymphna ran it ,i did the wildly wealthy women course.The TARGET USA COURSE only gave one website where you can find good income properties http://www.cashflowusa.biz .Please note some of these properties on the site have been there since .I know of one poor lady who paid cash for her property 4 months ago and it still hasn’t settled.

    Howd’y all,
    I have a horror story about Elmira and the area’s close in New York State.
    Early this year I bought or thought I bought 6 properties from Sandy Kimmel who was highly recommended by Dymphna Boholt. I gave Sandy 6K as a dep and 2k for inspections. Three days after i paid for the inspections ,Sandy sold the properties as she had put them in her name.
    Her reason was I did not have the finance but I had organized an equity partner and he was going to pay cash. Sandy rang my equity partner and talked him into going in on her deals not mine.
    Sandy did not want to give me my money back but it was only thre fact that i said I would start telling people what she did that made Dymphna insist she did. I have since found out that Dymphna is involved in Sandy’s business.
    Sandy has done this to other people and now the main lender C.P.C will not have anything to do with aussie investors. I moved to Tennessee and am concentrating on those area’s but the word amongst the brokers is it is very hard for foreign alien investor to get finance there. New york state does not have a good name. People are known for inflating the ROI% to sell.Once closing comes around,guess what,the properties are empty.
    I haven’t heard anything negative about Texas,Tennessee ,or any other state ,just NewYork.
    Ironically she did me a favour ,I am glad i didn’t buy there.
