    Hello Steve,

    I will take all this into consideration.
    Also, would I have to take a Uni business based course to assist me with my investing?
    or should an accountant, experience, and learnt knowledge from books and seminars be better off?

    so are you saying there are more opportunities to make money now? if so, how long will this last for (approx?)

    Also, would anyone know if i am exempt from stamp duty if my income is so low?

    oh yes, thats right. I want to get into +CF property investing and utilise tax avoidance not evasion. A young chap that is unsure if he needs a solicitor.

    I do fully concur with buyer beware. I asked a real estate agent for a +CF property and they gave me a 1 bedrm 1 bthrm resort type apartment… the thing was it was designed for tourists that have a short stay and rent return was really good; approx AU$500 for 3days but was based on best case scenario.

    Ok here it is as follows:

    Let’s say my mate should get $300 p/w rent from the tenant, the tax invoice from the real estate agent states that the rent is calculated for 4 weeks @ $300 p/w so in total he should be getting $1200 ($300*4) but before any taxes and any fees are calculated, he is getting $1100?!? (pretax).

    Make it know that the real estate people’s calculations are intentional, It has happened since the purchase of the property way back in 2002, so it is very urgent that my mate acts now before he might not be able to claim back his cash. My mate went to complain once and they just gave him this, “you already have good tenants, what more do you want?”

    hey there,

    It might depend on your investing style. I heard that cashflow is more important…

    but don’t take it from me, in other words, no one individual’s comment is gospel.
