thanks to all for the contribution,

I forgot to add one, (almost crucial) thing: Whilst the tenants are renting, the house will remain my PPoR. So in other words, the tenants and I will be living in the same house.
I’m guessing the tax and legal structures would be different? Would it be possible to buy landlord’s insurance for this situation?

Yup, no doubt, gotta speak to my accountant about this, but just wanted to ask around.

Also for the Kiyosaki thing (didn’t quite finish the sentance), is operating within a corporation only available to those in the US? perhaps we have it here, but under another name?

Thanks for contributing calvin and Dr. X

the other day a company called to ask for my pop. I told them that he wasn’t available and asked if they wanted to leave a message.
they then asked me a question which was totally irrelavant to what they were trying to market, which somehow, made me answered yes.
This is a bit like that game where someone can’t say yes or no. I hope I can learn from this mistake by not answering ‘yes’..

As Kiyosaki mentioned, all the info he provides is only a guide and no guarantees are made just like his father did likewise to him.

    Hi Jason,

Sorry can’t help with the advice ur looking for but I would recommend that you check if it is suitable for you to put a ezy dvd where you are located.

For example, I chatted with an employee/manager of a ezy dvd store in a fairly busy shopping centre and asked him if it usually is busy, he replied that it usually is busy in christmas time… based on my observations, the store is relatively quiet day in day out.

Personally, I would just hate owning a franchise or a business in that matter if it didn’t do well.

NB. If you really must, i’d say have a chat with the locals and subtly bring out if this ezy dvd would do well there.

Just another thought to take on board.

    btw, good luck

Simon, What is meant when you mentioned the following:

Also, When I do look for an accountant what sort of qualifications/attributes should I look for in an accountant?

    Possibly the following?
    – Don’t like paying tax (Tax avoidance not evasion)
    – member of CPA or CA?
    – Enjoys investing in properties themselves?
    – anything more to add?
    With thanks,

    ah yes.. some exit clauses

you could use this one: “Subject to business partner’s approval” the business partner can be anyone including your pet dog or pet fish. Just don’t tell them who the business partner is though[tongue]

    Adding on the competition idea,
you could get customers to spend a set amount on internet usage (maybe $30 – $50) by a certain date, to enter a competition for something like a movie pass or even a dinner for two.. it doesn’t have to stop there; dvd rental vouchers, gift cards, cologne, mobile credit etc etc..
    the more coveted the better!

Hmm… I too want to set up a similar venture.
How much capital is involved in setting up such a cafe?

    Some suggestions

    – Don’t set up wireless networks for customers laptops, since cost p/hr usage can’t be calculated.

    – Find an internet software that uses both; with and without an account, ie. customers can prepay hours on their account for later use ie. Locals. Usage without an account can be charged on usage time and used by tourists, backpackers etc.

    – Bring in a weekly/monthly/6-monthly or even annually competition for the gamers. (If that is the majority of your customers). Price to enter competition could be $10 per player and the prize could be 15-20hrs (+ or – any amount)credited on their account

    – Opening hours should be flexible for tourists, locals and gamers. 10ish to 1 in the morning should cater for all. ie. just be flexible for late night gamers if there are any.

    – Use multi-lingual internet cafe software.

    – Net cafes are usually, but not always dark. You could implement a ultra-violet light for that glow on white clothes, if going for a dark ambience.

    – Like others mentioned, provide a small snack bar that includes drinks cold/hot (ie coffee, if space permits) and maybe a few baked goods and some energy/confectionary bars.

    – Selling a bit of mechandise and/or computer peripherals/products ie. mice, net cams & games wouldn’t hurt either!

Good luck! I hope all goes well.

I admit i did omit some information.

Whilst being a student, I am working casually down at the local supermarket.

So would I still be able to claim all, if not part of the seminar?

    Thanks to all who replied.

I’m currently with “which bank?” and I fully concur, the service is terrible. One day I needed to organise my accounts and they mentioned that I needed to reprint my account details on the special card, I was told to sign the card, for the bank’s reference. Before doing anything, I read what was below on the card. (Probably the terms and conditions). The lady who served me seemed to have a problem with me reading the fine print. She insisted I quickly sign the paper card. Looks as if she needs a bit more patience and I need a bank change.

FF Comm, St George has a debit card on VISA? I’m going to check that out! thanks!

so Nobleone, does that mean that investing now in the US will lead to great losses? what about investing during the collapse?

sorry if my Q’s sound really silly, but i’d rather be a fool for 5 mins than forever.

I don’t understand how the economy is structured and how it works. what is this about oil prices in euros?

Anyway although a bit off topic,
theorically speaking, how would the oil crisis respond to a introduction of an alternate method of fuel?

In other words, what if someone came up with a very reliable electric/solar/renewable energy car/vehicle that would make fuel/petrol obsolete? how would the fuel giants or anybody involved respond?
