    wow good post!

    Where do i start?

    One of my many jobs is working at the local supermarket nights. We are told every night “DO NOT SERVE ANY CUSTOMERS” as we are ‘fillers’ and its another persons job…

    Bull__it to that… i serve as best i can, well above the call of duty, as each case is different. but……

    Anyone who has ever worked at a supermarket, or any shop with a high flow of regular customers knows the ppl to avoid, the ppl who say please and the people who ask and dont “demand” to know where something is.

    customer: “eggs” meaning where are the egg please
    me: “excuse me?” meaning i know where they are but aint telling till u ask like a human should
    customer: “the egs”
    me: “im new try the service desk”

    lol….

    Ayway…. I booked my car to get serviced at 8am, new car, minor service, no worries. i told the guy that i needed the car asap, so to call me wen the service is almost over to have no time wasted…

    stoopid me just thought the person i spoke to was understanding of my requests, so i left it to him to call, by 1 pm i called, supprise supprise, the girl sed the car was “just finished”

    when i got there, a young service chap handed me the keys, so i asked how long the car was sitting there for…

    “mate the car was done by 9:45!!!!!

    GRRRRRRRRRRRRRRRRRRRRRRRRRr

    So many to stories…. not enough time.

    Also, as land lords (and ladys), our customers are our renters, they buy a service off us, so always treat your customers with the upmost of respect. a business with no customers doesnt last long :)

    I get this type of email all the time. Of course its a scam. but.. im ohhhhh so tempted to one day reply to them all with a new bank account that has 50 c in it to see what happens [baaa] lol

    Im just reading your post and peoples responses, am i to understand that you dont have a spare $2000 lying around?

    Are you getting yourself in tooo deep with this first purchase?

    What if the loan was correct, but god forbid one of u had an accident or the car dies and u need one asap for your job??? i dont think that u sould be asking where to get 2 grand when your buying an IP, the worst crap in life always happens when you dont need it, $2000 won’t buy much if the HWS packs it in and the roof starts to leak…

    Sorry if i sound rude or uncompassionate, if its the banks problem or not, u need to have at least $5000 available straight away “just in case”
    In other words, dont rely on getting this IP using last weeks pay…

    Da Man,

    The term Bora probably means Borer, an insect or grub that eats “Bores” through wood or tree branches :) i guess termites / white ants are a type of Borer.

    Hey there :)

    I Put stuff on Lay by just last week actually.. why??? caus i walked to work, saw some bargains i just couldnt resist and didnt have the 7 hands i would have needed to carry em home at midnight… so i was pretty much paying 55 cents as a storage fee (floor pollows, and a whole lot of other manchester items )

    As for credit cards??? if you are able to pay off the debt in full on the day b4 its due, then i strongly believe that a credit card used wisley with a reasonable points system is the best positive cashflow investment you can have… in the last 3 years i have had over a dozen very nice lunches in the city, a digital camera and im now waiting on the vouchers for a TV… all with points made on the card. The points also cover the anual fee, so in actual fact the use of the card does not physically cost u a thing.

    If its more then 10 bucks its on credit, the only time i will ever use cash is if i have negotiated a special “cash price” for an item.

    I have paid 4 or 5 cents interest in the last 18 months, im sure the banks really hate customers like me lol :)

    Just a question…

    Is the surface really fough and crumbly??? i will be attending to a unit soon that has a finish on the ceiling that looks like sprayed on cement… rough to the touch, and easily crumbles and falls to the floor, or in your eyes when anything rubs against it. I have been told that this product may have asbestos (ie Fibro?) so perhaps we have the same stuff…??

    It looks to be about 10-12 mm deep, grey in colour and perhaps serves as a type of insulation or sound barrier as well, i have seen it in many older schools. im certain it hasnt been painted on either

    So… my question is:

    Does anybody know what the stuff is???

    Does it have asbestos???

    Can i brush it down to remove any loose particles while replacing my floor coverings and use some sort of sealant or clear coat paint / other bonding material to lock it all together and trap any nasties should they exist???

    Hey ya,

    A good idea i found, when trying to work out expenses and travel for IP’s is to buy everything possible by card. That way the info is usually kept by the bank as well as yourself, and its good for working out where u were on specific days.

    but im sure if u do get audited, i need a proper recipt as proof of what you bought, not just a line on a statement saying “Bunnings Warehouse $73.38”

    Also, some fone companies allow you to view your bills online, then you can search for numbers of agents etc and itemise them, instead of scanning them manually…

    but keeping on top of your paper work is the only solution…

    Hey there,

    In term of Members Equity, i used them for a purchase and 2 re-finances (2 days b4 the first rate increase YAY [thumbsupanim] and they were great to deal with…

    however, when it comes to working OS, i dont know, is it long term or short term, perhaps they will ask for proof of employment when u return in advance ie when doing your application…

    However, what they did with me, NO other bank or lender would, so im hopeing they help u out as well :)

    Hey Stu :)

    How bout the treatment of high earning long term casual workers from most lenders??? or the ridiculous and often contradicting lending criteria that has been around for 30 years???

    Also, i would like someone to explain how working “full time” for a few years before u get your 30 year loan is a guarantee that it will be paid off…

    It will show as an expense in the strata’s anual letter they send u showing profit and loss, repairs etc etc

    Back to the question,

    I work 3 jobs, all taxed, etc etc etc… my advice is if u want something hard enuf, then u will do all u can to get it, (thus my 3 jobs)… hmmm change ur tax forms so that ut highest paid job is ur “first job” (Q 11 if memory serves lol)

    However, i worked with a chap for a while who claims he had solved the problem. For a few years he was claiming his second job as a first job, and was getting taxed the usual “first job” ammount for both.

    I doubt this is legal however, a call to the tax office will probably confirm this…

    I think u should hold off trying to save to buy an IP at the moment. If u hav fallen behind several times in your repayments then perhaps ur credit rating is also damaged.??? (just thinking aloud here)

    Do what any business (and myself) would do when in financial strife, Minimise all expenses, maximise income (get a second / 3rd job) and pay off the highest interest rate debt first.

    Shop at 11:30 pm to buy marked down food, sell the second car, just sit down, write down where the money has gone in the last 2-4 weeks, then start slashing expenditure and work out better ways to use ur money.

    I dont know what kind of debt u hav, but sort it out first, then worry about an IP…

    Hey Marisa,

    $600 can buy alot when it comes to a freshen up of the bathroom or kitchen, so i think the pool should go.

    I had a pool at my place, and it was above ground with a plastic liner. wen the pump finally gave in, it sat there for a few years, going green. I got bored one day and threw in 5 small Commets and Koi that cost $1.00 each from the markets… they grew to over half a foot in about 1.5-2 years!!!! (and were then valued at about $55 a pop wen i saw what they were going for in the local shops…) hmmm could be a great money making idea???

    Anyway, i would say that its eating into your cashflow…

    Hey Delyse,

    Sorry to hear about your selling problems. A friend of mine who works at an agent at Campbelltown told me of this problem 5 months ago, her boss over predicted the probable selling price on newly listed properties just as the interest rate hikes hit and the boom was softening… he wasnt all that popular with his sellers she was saying lol…

    See what ur $390K will buy u by popping in a search in realestate.com, domain.com and property.com.au

    If you think that the agent is doing his / her best, then perhaps a price drop of $10 K, as well as a less negotiable stance on price may be an option… the Granny Flat should be a great bonus to an investor, with 3 br houses renting for over $200 pw, so an income of $340 pw is great for the area and the price…

    If u do decide to change agents, ask them straight up if their having the same problems selling…., also u state the property is “nice”, can it be made nicer with the addition of flowers, basic landscaping in the front garden?, a new / re-painted front fence?

    At times i do find this, and as u say, i hav learnt to keep my big mouth shut, depending on the company of course…

    A person at a high class $500 a head dinner won’t think twice to mention their new ferarri is being built, because the company they are in is used to wealth and money, but when ur a normal working class person, who takes an educated gamble, and makes abit of money in real estate, then its a different story… and you are right, all of a sudden people look at u in a different light, sad to say…

    And the younger you are the worse it gets…

    SIS, i hear ya loud and clear… being 24 and single is a worry wen it comes to the girls… but thats what lawyers are for….. (again, sad to say)

    Hey Marky,

    Agree with all u hav said, its happened to me many a time, most common was the higher rental then usual promise (family once again lol), the promise that a lick of paint and a mow of the lawn will add X thousand dollars to the value (so why doesnt the vendor do this … dahhhh???) lol…

    “where are you from” …. geeze this question really shites me at times, some, as Kay sed, do it out of common “country” courtesy, others, like an agent in Wellington, NSW wouldnt shut up about how cheap prices were compared to what “you sydney siders” are paying, i was reminded that the purchase price for some of the crappy run down shacks she tried to sell me were only a 10% deposit in sydney (several times over), and the prices were etched in stone, no haggling, no offers pending this and that…

    I walked away, not happy with her attitude, and noticed 2 houses i had seen re-advertised a month later with 10-15% reductions….. haaaa….

    Agents are now selling by a method called “private tender” i think its called, where agents tell u where to start an offer, and advise that the asking price has already been passed…. not directly of course…. steer clear… if its for sale for 110K, and they wont accept 112K, good luck to the other person (if they exist) who has offered more then you…

    But thankfully not all agents are like this….

    Hey Redwing…

    Not to step on your toes, but i think you would be hard pressed, if not impossible, to find a car in oz that averages only 5000 km per year…

    Yikes Greenhorn… thats a shite load of work for a car with so little km / years under its bonnet…

    So how did u go Jaffasoft??? i hope u hav found a van for the price u wanted to pay, i guess the fact that u may need to sleep in it is an issue, but i would not go past a smallish hatchback. remove the rear seats, and u can get at least 400 kg in there, plus a low roof line, great for ladders etc…. (i hav a 99 festiva myself) and the stuff i hav loaded in the rear and on the roof will amaze ( i use it for all my reno / maintenence jobs)… and the bloody thing will not die… 102000 km in 4 years with only battery, tyres and front pads changed at 90 K..

    And it still does 6 litres / 100 km on the freeway…

    Hey Zena,

    Yeah i “camped out” in the living room of a property i hav 5 hrs away from home for 2 weeks … so my advice to you would be:

    1) arrange electricity connection a few days b4 ur due to start if its cut off.

    2) Get online at yellowpages.com and print a sheet of paper with at least 5 of each of the trades you may need, then also include hardware shops, other building suppliers (thats if your not familier with the area) and hire shops, laundromat.

    3) If its managed by an agent, or will be, ask for a detailed description of what u need to do, and pack tools accordingaly…

    4) make a list of tools you may need or other bits and pieces, starting a week in advance, dont leave it for the last day, as you will always forget something silly (like the red flag u need to tie to the end of wood u buy from the hardware shops that hang over the rear of the car etc), then as you remember things you may need, while at work etc, jot them down, or save them on your fone… that way u dont forget.

    5) Take a radio, extension leads and a 4 outlet power board, and an old lamp shade, or a simple globe in the end of a wire with a switch inline. they will come in handy in the roof cavity or under the property.

    6) hmmm, use a camera to take pics of the finished job

    7) Go there to work, so get up at 7, do outside jobs in the day time, or when power tools are needed, then do internal jobs like painting and hanging doors at night…

    8) I would STRONGLY suggest you go it alone if staying in the property, perhaps a partner with equal interest could go, but don’t invite mates or friends if they need to stay a few days .. they will distract you and stretch your friendship lol

    9) if you dont have a local yellow pages for the area be sure to get one for free from the local post office when u arrive.

    10) plan well in advance for what you will do in regards to waste disposal.

    11) when you arrive, write down a rough diary of the jobs you need to get done… and split them between day and night. cross things out that are done, and add small jobs or “things to do” when they arise…

    12) Large items that take up alot of space, but will only be used once are better hired, ie lawn mower, whipper snipper and vacumn cleaner…

    Ps, i think “lamipanel” is a large sheet, abit like plywood, only made from a plastic looking material that is water proof, and good for areas in the bathroom that get splashed, its a cheap and quick way of making the wall waterproof compared to laying tiles…
