Wraps seem like a really interesting idea, and win-win too. I’d also be interested in hearing from someone who’s done it.

The reason I brought this subect up not long ago is that I came across a commercial property that has a $520,000 net income…yes, i kid you not ! Tenant and lease details are really attractive as well. As you can imagine though, the deposit would be proportionally big. Too big for most i suspect, but exciting anyway. Seemed such a shame to simply forget about it.

I brought this subject up not long ago, and three responses told me about needing to be a legally registered professional, ie, a buyers agent.

As we are out there doing our own homework for possible IP’s, what do we do with opportunities we come across that are not suitable for us personally? Ignore them? Obviously it’s all public information….estate agents, websites, etc…..but one person cannot investigate everything, so people would be doing each other a favour to pass it along. Using Steve’s Cash-On-Cash-Return score sheet seems a reasonable way to describe the various properties.

Of course when a person makes a profitable investment, a degree of trust and honesty is involved to reward the finder. Perhaps thats where the difficulty begins.

Wow, if the road does go ahead, the town will no doubt get busier. Could be an opportunity. I reckon keep an eye on the town from now on. Maybe a great deal will come along. Two years isnt long in real estate terms and there will be alot of competition from other people when things actually start happening.

I suspect they’ll probobly be wondering what’s in it for them. Can you offer a win-win situation?

Worst house in the best street? I’m curious about the rest of the neighbourhood.

Yeah, i guess becoming professional could be a good job, but its not the direction I want to go. If it’s going to be a legal effort to pass on interesting information then i guess I wont. Seems a shame though, saw some really exciting stuff.

Were Steve’s finders licenced or just ‘lookers’? It sure made things a little easier for him. And while we’re out there looking & learning it could help grow our deposits.

I see, thanks. Wasn’t thinking of starting an actual business though, just passing on information when i see something good. My sources are simply real estate agent, websites, and anything else thats publicly available.
