    Am I the only person on this forum that uses a Property Manager to manage their investment property?

    Is it in a brand new subdivision or an established area?
    I got stuck last year when buying land in a new subdivision that was still being registered with our local Council in Country NSW.
    The papers kept getting lost along the way and it was 12 months before we were allowed to start building.
    The R/E Agent also had our deposit for that long too.
    Still not happy about it.
    But learnt from mistake and won’t do it again.

    Hi Angelinvest,

    Do you have a “For Lease” Sign out front of your properties?
    Isn’t Morwell/Traralgan known for its Medical Training? – hopefully the hospital can help you out or the Training Company that looks after/places the Medical Registrars? (not sure of the name).
    Also maybe if you are really getting desparate, offer to pay part removalist fee’s.

    Can I just ask how can you can earn $800 per week on a house you paid $250,000 for. It sounds too good to be true. If you don’t mind would you please share some specifics. It is a private residence or commercial. Are their different parties living under one roof?. Is this in a rural area/small town?

    Hi Everyone,
    My ears pricked up when I saw Wagga mentioned.
    I used to live there. My property (a house) is soon to be finished which I plan to rent out. I have had other IP’s also and probably plan on Investing again on units. I only have good things to report.

    The Contrarian, why do you say “Don’t worry about Wagga”???

    Hi Guys,
    Buying all these books gets really expensive. What I did was sign up to the Borders Bookstores website. http://www.bordersstores.com (I am in VIC) and you get an email each month with a discount voucher. Varies from 10% to 30% or buy one get one free.

    Thats how I buy my books anyway.

    Thanks for the info guys. My situation is not as bad as yours Vyaw. Well not as yet anyway. It’s just a heap of small stuff that doesn’t involve any legal action or $$$. As most of the owners agree on looking for a new BC Management I was thinking maybe all we needed to do was send a Termination letter (stating we no longer require their services) signed by all parties and that would be it.

    Is this the right way to go about it?

    Hi All,

    We recently sat our yearly Body Corporate Meeting and afterward talked about Sacking our Current Body Corporate Manager and Employing a new one. There has been general chit chat between the owners that they have been dissatisfied with the service for over a year.

    What is the correct way to appoint a New Body Corporate Manager.

    Anyone who has done this if you could let me know that would be great.

    Another site I found is zeroagents.com.au. I think this is a QLD based company but has listings in other states aswell.

    I haven’t used it but might be worth a look.

    Hi Don

    Can you please explain to me how you buy tree’s to offset capital gains tax?

    Is this something you do at the time of building for the property you are selling??

    Hi Everyone

    I am 30 & also live in SE Melbourne. Have experience in investing in Country NSW and would like to know more about the Melbourne property Market.
    I have been watching closely since moving here almost 4 years ago but have not purchased anything here as yet. Still investing in Country NSW – about to start building soon.

    A young Investors club sounds like a great idea.[exhappy]
