So are you saying – sign a one month agency agreement with one PM & if there is no action then move to another?
I will be looking for a new tenant as the current one is definitely moving out when his lease expires.
Leaving the house vacant for a month seems a long time to me.

I know this is a really old post but I have just been asked by the Tenants in my IP for Pest Control Spraying. The Property was last sprayed 15 months ago. The Tenants have a six month Lease left that will not be renewed.
Francis what did you decide to do?
Do other Landlords spray for Spiders every year?

TaraFor a start I would look on realestate.com.au and see what other properties similar to yours are being rented out for. Also ask your Property Manager – they will be able to tell you what everyone else is doing.

It has been a while since I first made this post, but it had taken this long to sort it out. So this is what happened.It turned out the Tenants did advise our PM they had a pet from day one. Our PM changed our Lease to include a pet after we signed it and didn't tell us. Our PM has since left this particular office and we have been assigned a new one so no-one can really clarify what happened.Our new PM told us basically tough; there was nothing we could do about it because it is in the Lease.The PM then told the Tenants we knew nothing about the Pet and now had to keep it outside. I didn't think this was fair on the Tenant, technically they had done nothing wrong and were upfront from the start.I knew this would cause problems but knew I had done the right thing complaining as the next day when I got to work (the office I work from is rented and a residental house) – their was a HUGE stain on the floor where the Boss's dog had S@#* on the carpet.The agency has dropped our weekly Commission rate and reimbursed us the balance.The Tenants have purchased a property and will be moving out soon (before the Lease expires)Tara.Thanks for the reply's.

Firstly I would like to say I have nothing against Tradesman, I have them in my family and would be using them If they lived in same State as me.Before we moved into our house in Melbourne we decided to get it painted. Having only just moved to VIC & not knowing anyone local we rang one of those "Trademan you can Trust" in SE Suburbs (can't remember exactly which company as it was 4 years ago), whereby they give you 3 Tradesman to call for a quote.They all drove way over an hour to come and give me a quote and were really really desperate for the work. I ended up using the 3rd Painter as his Van & equipment was in the best condition (still not that great) although I was still really hesitant. (you don't want to know what the others turned up in – )Although he used drop sheet's I still found paint spatters in various places, taps, handles, inside the bath and there were heaps of paint runs and places he totally missed.He said if anything was missed he would come back, but our tenancy had expired and we had to move in & I didn't want him touching up paintwork around my furniture – or even back in my house.Has anyone had any positive/neg experiences with these companies? I found the whole experience very dodgy.TaraHi All, About the West. Lock up stage is when the house is secure. Ie. Doors are on & locked. Windows In. Roof On. Ie. No-one can get in without a key. The painters won't start till after lockup.

Hi Swifteagle, I had saved 10g for my First purchase (2 bed unit – just over 100g) & 4 years later 40g for my next (3 bed unit – just over 200g). So yes I think you have enough to get started. I agree with the others, make it easy for yourself and start small.Tara
Enjoying reading this Topic very much.Might be a bit late now but I read back a few posts that you were putting in black windows. Few friends of mine have put in black windows. Looks good on the outside. Found it was not so practical on the inside. Shows up dust etc and hard to match decor, especially if you are using neutral tones. Would be great if they made them two tone.Tara.
Also Terry, before this happened my PM had also talked me into dropping the price $15 per week & then told me later the Tenants had been watching the house for ages and waiting till finished until they applied. I wonder how much they REALLY would have paid. hhhhmmmmmmm
Thanks guys for your comments – I have calmed down now.I do realise that it is only $5.00 but that is not the point. I had a great experience using this PM on my last IP and wanted to continue to use this person & trust them. I was advised yesterday that the Tenant that applied was not going to sign & pay until almost 4 weeks time (Last week I was advised they were signing a 12 month lease and paying last Friday) So I am going to advise them (nicely) to find another tenant at the price stated on my agreement.I also have not instructed my PM to sign the Lease on my behalf.
A person committed suicide in a magnificant old home across from where I work (also suburb of Melbourne). The tradies have been in painting, tiling etc for a few weeks now. Just waiting for the "Auction" sign to go up any day now. Have seen a few people that look like agents hanging around.
