So are you saying – sign a one month agency agreement with one PM & if there is no action then move to another?

I will be looking for a new tenant as the current one is definitely moving out when his lease expires.

Leaving the house vacant for a month seems a long time to me.

I know this is a really old post but I have just been asked by the Tenants in my IP for Pest Control Spraying. The Property was last sprayed 15 months ago. The Tenants have a six month Lease left that will not be renewed.

Francis what did you decide to do?

Do other Landlords spray for Spiders every year?

For a start I would look on realestate.com.au and see what other properties similar to yours are being rented out for. Also ask your Property Manager – they will be able to tell you what everyone else is doing.Tara.

Hi Swifteagle, I had saved 10g for my First purchase (2 bed unit – just over 100g) & 4 years later 40g for my next (3 bed unit – just over 200g). So yes I think you have enough to get started. I agree with the others, make it easy for yourself and start small.Tara

Also Terry, before this happened my PM had also talked me into dropping the price $15 per week & then told me later the Tenants had been watching the house for ages and waiting till finished until they applied. I wonder how much they REALLY would have paid. hhhhmmmmmmm

A person committed suicide in a magnificant old home across from where I work (also suburb of Melbourne). The tradies have been in painting, tiling etc for a few weeks now. Just waiting for the "Auction" sign to go up any day now. Have seen a few people that look like agents hanging around.
