    I knew about the 6 year rule (my account told me it came in because that how long 2 terms are in politician land – didnt need to sell their PPOR). My question however is:
    If you have PPOR, move, rent it out claim as PPOR up to 6 years, where are you allowed to live in that time? Is there a distance. ie interstate, different town? Can you live in one of your IP’s as a “tenant” and move your PPOR status from one investmant to another as you buy and sell, without actually having lived there? Sorry if that isnt very clear. I cant find an answer on the ATO website.

    If you use the rebate scenario, in the future when you sell, for the purposes of CGT, do you use the price pre or post rebate?

    I had a similar one, only from Greece saying that my email had randomly won a lotto worth $millions, all I had to do to collect was supply bank details. AS IF!!!!!!

    Hi There,
    We are currently using a project home builder. As opposed to the previous house we built with a local builder, this one is from the roof to the slab. That is, no concrete driveway, patio, front landing, paths etc, no clothesline, no floor coverings (except wet areas), and obviously no window dressings or landscapping, and standard inclusions only. Our site only has a 700mm fall from one side to the other but on top of the build costs the site costs were about 15K (this includes site preparation, and linking into water, power services etc). Then there are the new basix charges (water tanks, extra insulation etc). If you have a sloping site or poor foundation material your site costs will increase (our plan is about 32squares). Dont forget that the project home builders who can sell directly dont need to make a great deal off each job as they have so many going. So your build cost may actually be closer to their sell price than you realise. If you check out thier home pages, you should find a list of inculsions listed for each plan.

    Hi Tim,

    With regards to your wife wishing to give up her job in favour of investing, is this a passion? Is it something that makes her happy? Is her current job a “once in a lifetime”? Finances aside look at the reasons to do or not to do. Yes, I realise that initially finances will be the major concern but can you “make do” on one wage? I took maternity leave for 2 consecutive children (yes I am aware of the differences!!!), and prior to leaving my job we saved all my wage to test living on one. Perhaps that is a suggestion. Since learning that we can survive, we have decided that I will not be returning to my previous work (albeit well paid) I would concentrate on PI instead. I realise this is a very different scenario to yours, (I would argue however, I have traded one full time job for two!!!!!! ; )) Just a thought…. Is your wife able to take a short (say 6 month) sabatical or leave without pay just to test the waters.

    Hi There,
    Having been an owner occupier and also an investor in a strata complex, I would suggest asking for an approximate time line. Sometimes these things can drag on if you dont have a proactive strata committee. You should also be able to review previous requests and see how others have asked for similar problems to be fixed and their outcomes.

    Dont forget about mine subsidence. Wallsend is one of the original mining areas in Newcastle. Hence it being predominantly a workers area. Not a bad area, I used to live in the next suburb. Certainly not a “trendy” suburb. $380 probably not bad, but check out rest of the street. Alot of older houses have had the blocks subdivided and a new home squashed behind it. Next suburb over, Maryland, would be best new home for price comparisons.
