i did the same thing last year and was advised to get the property valued as high as possible,because in the long run it will lessen the cgt.
unfortunately the stamp duty increased but i was advised it was the lessor of the two evilssteve

theres a link somewhere that goes into the anz property predictions,which in relation to perth indicates growth in the market until 2007/8 then a small pull back in median values.

purchased block on a$1000 deposit august 05.
titles issued feb 06 so paid for the block, in the meantime gemill homes did a fesibility study.homes are in the wanneroo shire,who are swamped so planning,building licence etc was last month.
gemmill homes did the pre-start for me so the slabs should go down this month. i hopehope this helps
