    I agree with Bear in that if you are not after capital gains in the short term then size is not important.70k @ 150 wk. sounds good,and if your friend is in the game and still in business then look further.I have ip`s in country S.A. and while my area would probably not appeal because of high youth unemployment, aging population, yada yada; this town has been here for 150 years and as long as the numbers add up, I keep buying.
    By the way, I have experienced impressive gains as well as +`ve cashflow, although the numbers are smaller in the country, so you need more properties to compare to metro returns.

    G`day Bowen, I too have been disapointed to discover that wraps can`t be done in S.A. However positive investment is possible in regional S.A. I have several I.P.`s in Pt. Pirie that are +`ve. Although the boom that is happening in Adelaide is here also, there are still properties that are selling for < 100k returning $120/$140 wk.

    you are talking about my hometown. I can`t give you a number {contact a R.A.} I have 5 properties, all +ve, and have not had any extended vacancies in the last 5 years. Are you in Adelaide? Would be prepared to show you around if you want to visit.

    Further to comsols point about business “systems”,a book by M Gerber, The E Myth, is relevent to this subject.I don`t run a business, but have read this book,very enlightening.My wife and I started by diligently paying off our first home as soon as possible and using equity to buy our first {cheap} rental.5 years {and 3 kids!!} later we have just purchased our fifth IP. They are all +, but admittedly it is easier to find them here {regional Sth. Aust.}than the east coast.
    But back to your original point about where to start.If you are buying your own home, pay it off asap. If you don`t, start saving a deposit!!
    Equity and capital growth – `tis a wonderous thing!

    Hi, I am new to this site but have been investing for 5 years in my hometown in regional S.A. I have been reading and “doing” over this time, made a few mistakes along the way, which is not a bad thing. I now look at problems and challenges as opportunities to learn and not a crisis in the making.
    To Tadine on your comment about negative comments from friends etc., I use a quick quiz when confronted with this situation, and it is to ask yourself ” is that a fact or an opinion?”. Does this person have investments?, or is he just parroting the latest headline he read in the paper.
