    What are the good streets in Corio? I’ve heard that I should avoid Fairbairn ? Avenue.

    Yes I think CF+ properties would be very hard to find in those areas so I may have to look further out. Now…Back to the databank of SPI magazine!

    Thanks for the feedback. I suppose we are focusing on CF because we want to make a positive outcome in the quickest amount of time. We are already leasing out our family home using negative gearing.

    We are now looking at regional areas in VIC for positive CF, places like Corio or even Ballarat.

    Question for experienced investors:

    We are looking at buying an investment property in the inner city (Melbourne) such as St Kilda, Elwood.

    How do we know if the property will be cashflow positive?
    I have used Steve’s 1 % Rule but would prefer more specific real stories from anyone else who has invested.

    At the moment, the apartments we have been looking at seem to be negative geared (once we include all expenses) rather than positive geared.

    Also, how much of the expenses can we claim from a cashflow positive property?

    Is there a particular mag that is specific to Melbourne, Victoria? Sometimes I skip through the articles in API which talk about interstate property as that is not what I’m interested in.

    Thankyou opee. We had originally been looking at 1 bedroom but some of the users on this forum seemed to think that it would not be a great investment and we are looking for a positive cashflow property.
    I will continue looking :)

    The general vibe in this thread seems to be go for 2 bedroom apartments rather than 1 bedroom. I have been looking at 1 bedroom around Elwood, St Kilda because it is close to the CBD and is seem as a trendy area for renters, singles and couples with no children.

    I went on the link and noticed they are doing lots of future dates in the major capital cities.

    Who has gone to these before?

    Are there any hidden costs associated?

    Hi Janine,
    I would make an offer at the lower price. It wouldn’t be laughed at, after all the agent wants to sell the property and any serious offer would be considered.
