    Welcome. Try logging onto the Mackay Council site, don’t know the link, but they usually have town planning, historical data, etc… which may help you.

    [8D]Hi Lilli & welcome.
    Haven’t heard of them but hope this info will help you. There’s a great book called “Nothing Down For The 90’s” by Robert Allen. A very good read, either ask for it at your Library or any good book shop should have it. As it’s also U.S. based, I’d say it would be very similar to the course you mentioned.
    Also, Steve McKnight’s book is due for release very soon so I’d be keeping my dollars in my pocket & waiting for that.

    Also, there’s a good link on this site regarding some great books to read.

    Hi Michael & Kaye,
    “This is me from ING”, we refinanced with St.Geo
    about a week ago.This included 1 x I.P. which was only purchased last Nov. but with no LMI.
    However our refinancing charges included paying full stamp duty ‘again’ on that property. We also filled out a Doc. which was a claim for reimbursement of such. I am definitely keeping an eye open for either a refund chq. or a credit on our Statement. If not, I’ll ring the bank.

    O.K. Andrew, I live on the Northern end of the Gold Coast. You can still get really good deals on duplex’s,etc… try Southport, Labrador, Biggera Waters which are all running hot at the moment but please stay away from this type of investing in big complexes. Rents are still a little too low on some places but agents are crying out for more places to rent out.

    We do reno’s, if it’s large enough and you don’t have to go moving lots of plumbing, just remember this saying “every wall is a door”.

    Thanks for your info MM. I mentioned all this to my partner Aaron last night as he is a Kiwi and boy did this all make his heart race,at least he knows the areas well. I am now going to enquire about how to go about it all.

    Hi Nelutha & welcome.
    Try your local library. Just go straight to the Info counter & ask away, if they don’t have it there they’ll order it in for you and you can read all you like ‘for free’.

    Hi Ricky H,
    I live at the northern end of the Gold Coast. My advice – don’t touch a unit,duplex or t/house in the ‘Upper Coomera’ area, overpriced to the hilt (I work for builders & developers). You can still buy a reasonable 3-4 bed house in that suburb for around $210-$230k, unfortunately there’s a bit of riff-raff in the rental market there so rent prices are still quite low $220pw.for this type of house but they will come in +CF in the near future – they’re building a massive shopping complex, more schools and a Uni there too.

    Afternoon Andrew ‘Newbie” from the sunny Gold Coast. I give myself brain drain for at least a couple of hours ‘every day’ looking for +CF near the beach and I hunt hard, but unfortunately nothing yet, but hey!!! you never know. You may want to think outside the square & maybe try the Capricorn Coast where good research shows it has great potential to boom, ie; new hospitals, etc…

    And a big thankyou to Hilary for sharing her information with all of us on the Cap.Coast.

    Then on the other hand you have real estate agents like where I go shopping in my own backyard. They have seriously worked overtime to help me out especially on my latest purchase, they are really really busy but still find the time to help. Don’t get me wrong, I have come across a few bad eggs in my time but you know what I do if I still want to make a purchase through that office, either ask for another agent or ask for the head honcho themself – this one works!!! Hope this can help and happy hunting.

    Go to http://www.financialsuccesssystems.com and click on the ‘good reads’ for some great books.
    Try your local library, maybe a good basic and easy to read book to start with is “Streets Ahead” by Monique & Richard Wakelin.

    Morning, & thanks Nathan. Here’s ING excuse in a nutshell.
    ING knocked us back on a loan applic. last year as my partner used to be a Chef & they said they wouldn’t accept him as he is a “seasonal worker”.
    Now he has only worked for my dad full time for 6months. Now they say-& I quote” we smell a fish” even though we have his letter of employ & pay slips but too early for group cert. and they say that my wage alone can’t substantiate another loan so their answer was blatantly NO.
    Now you see why I don’t want to be with them anymore. Spoke to another Broker last nite, he says ING are great for PPOR but when it comes to wanting $$$$ for more investments they are just too hard.
    Anyway, we have another 14 days to work with so will keep all up to date on the solution.
