At $90/wl with a Value of $40,000 it is returning you 11.25%
At 60/wk around 8% what does it cost in Body Corporate fees, insurances and rates per year?
Does it owe you any money? If not & you have no need to divest your asset then why go down that road?
$90/wk when it owes you nothing is a bonus. That could be used to purchase another I.P. if you structure it correctly

Unfortunately Property Managers come in Great!, O.K. and Too-Awful-To-Describe-On_This-Forum…I would also suggest you get what you pay for. I am always sceptical about the Fees they charge and don’t mind letting them know I expect Prompt Efficient Service. Some Landlords don’t care. As a result some Property Managers feel ALL of them don’t care. I had to sack one of mine recently as I got a notice from the Council informing me that the Lawn on one of my Properties (which is tenanted) was FIVE FEET HIGH and If I didn’t rectify it I was up for $1500.00 PLUS a COURT APPEARANCE PLUS the cost of the council coming in and doing it. The funny thing is the date the council inspected the property as per the complaints just happened to coincide with the date that my PM Allegedly did their inapection and found the property to be in Perfect Condition! Then they asked why I was unhappy. I faxed through the Council Letter whilst on the Phone to the Principal and the silence was deafening! They even waived the 90Days exit AND had the Lawn Mowed at their expense. I’d probably be inclined to think that they had a job advertised in the Positins Vacant section that Saturday too!
Do your homework, meet with them and find out what you’re paying for. I would also suggest you, go as far as letting them know your expectations and have them note it on the computer.

Mob: 0404 056 055O.K. are the different tiles noted in the contract, but not in the pricing on the contract? If this is the case they have no option but to give you those tiles at the standard charge. Basically the contract should be a fixed price contract and they can only change it as per your variations AFTER commencement. If you entered into the contract at that price with those inclusions that unfortunately for them is their mistake and now their cost. If they refuse take your contract to both the Master Builders and HIA associations and ask them for a ruling. They will ensure the builder complies as they are the two major industry bodies.
If they are not noted in the contract for that price though, I would speak with the builder, and the Salesperson, explain your position and ask them to go thirds. This will give you the opportunity to only pay around the $1200.00 mark which you should be able to come up with by the end of building right? If they refuse to work with you explain to them that your bank will not re-approve you for more funds and you will void the contract if they don’t. (This is an awesome Bluff.) Also explain to them you didn’t make the mistake and as such as you now have to beg, borrow and steal to fix it you feel it’s fair to cover some of the costs, just not all.
If neither of those appeal to you then sue the Builder for Breach of contract. (Problem is, this will take a long, long time!!)

Ps: No site allowance? No soil tests? Where is it? What is the wind rating? No rendering or bagging? No external painting?
The ceiling height is only 8″??? I can touch that you need at least 9″ and preferably 10″! Watch the price rise for that one…
What kind of Hot water system do they give you? I didn’t see it noted anywhere? Is this an additional expense?
How much is the Air Conditioning? I noticed Heating but not Cooling? Ceiling fans are how much?
How much are additional GPO’s? I would double them in each room as even then there is normally too few..
How much extra is it if the soil tests show highly reactive soil and you need to change/upspec your slab?
These are the things that you need to now. Believe me they will change the pricing.
And then you get to add the fencing, driveways, clothelines, power rooler doors for the garage(s), letter boxes, turfing, etc I think by now you catch my drift…

The land content is there and you have the option of even utilising the block to generate perhaps a more upmarket style with some having city views (from the spas on their private balconies of course)?
Try a Town Planning Company. They will be able to design, have approved and lead you to several builders who are more than competent at this kind of job.

That goes for everyone else on the forum who has decided it is rubbish. I know a couple of people to whom it would make an ideal present. I also love books (even the boring ones) and would hate to see it wasted or binned etc;
Dale, I haven’t read your book. I have heard many both on here and not speak highly of it and yourself. If Cata thinks you’re alright then that’s enough for me. He might be costing me my new motorcycle (which I don’t really need anyway) to set up my trust structures, but I’m sure when I’m claiming my sex toys (does that include german dvd’s too?) back from the ATO I’ll be more than happy with the expense incurred!
I am completely disenchanted with the posts on here. I must admit. I thought this was somewhere for EVERYONE to come and SHARE their KNOWLEDGE with others, and for EVERYONE to LEARN from OTHERS. Mob: 0404 056 055Try Kennard’s or Coates Hire Perhaps even the hire Section of your local Bunnings – They should have one about the size of a Floor Polisher which will do the trick in no time for you.
Once you have done the floor self levelling concrete on top will fix any remaining probs. You could probably even cheat and get away with that without removing the old glue. (I don’t recommend trying it though as it could become more expensive)

I have to ask now – Would it be prudent if you realised you were going to go Bankrupt (as unethical as this suggestion may be seen to be) to divorce your wife (you need a lot of faith in this) and remain living in the same house (in separate rooms of course)? Mob: 0404 056 055Like anything Activity = Results. But in saying this you need to be prepared to ut in the time and come up with nothing. Then some days you will have 50 people call you and You will be exhausted.
Agents letterbox drop and it works for them why not cut them out of the picture? I have even walked up and downa street I wanted to buy in and knocked on every door until I found someone who wanted to sell.
Another not so nice trick – If the people are playing hardball and not negotiating on the sale, knock on their neighbours door and ask them if they want to sell! Do this all up and down the street. Let the seller know you mean business…

Does this make me greedy? Perhaps. Then again, I also plan on being able to pass on a Legacy, which will hopefully one day be classed as “old money”.

No seriously though Men and Women do communicate on two different levels completely. Listen to the two sexes on the phone to their “Mates”. Genrally Speaking – Men are content to grunt and speak occassionally and women have to actually speak. Check it out next time you get the chance…
