    actually i think it would be good for the young people, who may have 8 years or more of supperannuation, but lets say if you over 50 and you gonna retire in 15 years, i dont think it would be ideal, unless you are willin to work longer or if the pension is still around in the next 15 years.

    But i do see it opening up a can of worms and may be a great idea to help people get there first home, but could create more problems instead.

    Hi uncivlized,

    For me personally, i have only had this problem once, if there is signs of termite activity which can be stopped and controlled, i will set out in my contract the usual, subjected to pest inspection, if there is a case of termites. i will contact my solictor to get in contact with the vendor solictor and stipulate a clause that will ask them to fixs up the termite problem. At their expenses, if they wish for this settlement and contract to continue. But some places i have looked at have had termite problems and ive had to terminate the contract immediatly.

    Properties with termite problems are much often harder to sell as the person who is seekin or wanting to purchase your property will want a fair and hefty discount or negotiated price.

    though with every agent, i find they have different ways of holding deposits. One agent i deal with, doesnt request money off me straight away as he knows im good for it. But that depends on how well you know your agent.

    Nearly on all my settlements i have only ever put down $200 – $1000 (actually one of my settlements, i had to leave my drivers license there till i came back with some money), but this is set into my clause and is right up to settlement.

    By the way man, ask Michael, i remember him telling me something that his Dad bought and put a cash deposit of 2k down for an apartment in the city that was currently being built, and was not gonna be finished for at least 3 or more years anyway, with that i dont know what the deal is, but i only remember him saying that they had to put down a 2k deposit.

    Hey Cornel,

    how ya doing man? hey ask your dad if he is interested in going in jointnames on the loan (and this way you can still have the property in just your name), or ask him if he can be the guarantor of your loan.

    Anyway man hows are things going? Are you on holidays yet, also do you remember the last subject we did at Russo with John Waterman, if you can, did you ever make a copy of the software and programs we used?

    I was just able to call up one of there offices and the sales lady told me “We have positive cashflow properties here, she also thinks some of the properties are gonna more than double in price”

    With the exchange rate, ive been lucky enough to put a few deposits on some properties that i think will have some great potenital, i think this will have better cashflow than the bus shelters, that were on offer earlier this year

    Well im off to Western Union to transfer some money over.

    keep away from Mount Morgan, that place is a low economical area and most people who live there are on some type of government assistance
