probably gonna be a different answer from most people, but depending on were you invested… havent really felt any slump in the property prices, some areas of investments are still rising but very steadily…. but are not performing as quick as they did in the early part of last year….
… though again, depending, were you invested, some people might have felt a bit of a decline in prices or seeing the IP flatten out in price.
dont really have nights out, but try to keep thursday night and all day friday free, normally there my days to catch up with friends but to just try to generally go out and do different things on those days, other than normal routine….
meet up quite regulary with some of the other forum members on here on some meetings, we hold pretty regulary, other than that just normal life but and trying to stay busy to keep myself active and not getting bored real quick…
If you have the time and want to try something different, try bluetooth technology… similar to wireless and infra red, but different, though very similar on the same scale. using bluetooth technology and is working great…
im with the others, i only spend about 30 mins at the most at looking at property each day or even less maybe only 15 mins a day, before hand in the begining i would spend every waking moment… dedicated to looking… but over time, ive learnt you can just be effective in 15 mins if you organise and create a system, that will work for you… instead of you working for the system…
To be honest i spend more hours on my accounting and financial skills, yet in improving them but also furthering my knowledge…
i got one kinda larger… well really big investment vechicle im working on… not saying to much at the moment, still got a little bit to do with property, but is not exactly property…. you can really say ive swung away from property with this investment vehicle, but at the moment just killing time waiting for an important email from the vendor…. but i will share, but if the deal does go ahead… ok this is funny and a little bit envious but also many people wont believe me but should be able to either retire straight away or hold out till the end of the year…
…. but for the moment just keep it low profiled and not saying to much about it…. will so later on though… in a few weeks to a month or so time…. but till then….

Well done, but also congratulations to you and your daughter, great to see both of you are getting success and pleasure from your daughters PPOR and importancy of skills and knowledge that she is learning young.
we got some properties in some other countries… (no not NZ, but else were on another country) mainly same rules of how we borrow the money in australia and the legal side, everything is almost the same, just that because we have them as holidays homes and not as IP, no need for an accountant.
A main concern for some people can be, investing in other countries, well depend on a higher ratio ownership depending on the country, which could limit your ownership and control over the such property. But very much the same rules, though if it is an IP and generates income, you will still have to declare it on your australian taxable income.
Just curious though, so if the financial lender say yes to someone who is 80 years of age… How will Mortgage Insurance work, will there loan still be payed out if they pass on… before the loan is payed off and matured… and if they do manage to get a loan at 80, is the loan split between someone younger or carried out on there own…

I do know if your apply for a loan say of $300 on a +ve cashflow property and you age 60 and the term of the loan is over 30 years, but you have say $500,000 in cash money in the bank… there is no problem… but curious if it was the other way and you didnt have the finanical money in the bank to back you up.
its just so hard, to think what can you do, but also keep yourself busy in other activities, that are also non investment related, but be able to enjoy yourself but also have time for the family…

Agree with Anubis, the IP game, is starting to were off on me and im begining to lose a bit of interest, but still my mind is set on other investment vehicles and ventures that have taken my fancy, but seem much more of a challenge, but will soon share, what my new investment vehicle and strategies are, just in the midst of re-organinsing but trying to work out were i want to be and what i want to achieve and do…
there is no need, because ADSL acts as a different line to your telephone line, just picture both lines as seperate entities, but were you would normally connect your telephone line into the modem jack, that will be used as your incoming and out going calls, were your ADSL connects, will be either through a USB or firewire port or even on your NIC depending on what type of ADSL modem you purchase.
Or even so again, depending if your printer/faxs is USB/Firewire/NIC, the connection will run through your printer/fax were a telephone connection modula will be available, were again you can use that and have that running off your normal telephone line.
