this is sorta on the same line, but think linear…
… though what was describe is, is a way to predict a boom, but not really close to “domino effect”

sis… but i did need my mother to go guarantor against the extra funds needed in which i couldnt produce enough deposit.
…then soon after that, the rest was really history, worked 2 jobs fulltime for 6 months, and just waited for the market and equity to go up, before slowly cutting back my working hours…
and kinda went really serious from that point on….

sis, would you mind responding to my questions i asked before- that’s about how you got finance etc. Because it is VERY hard for a part-time young person to be able to get such loans withough a guarantor.
before i first started property investing, i had been working since 13 and had an excellent record with the bank for savings and income coming through and that i could also prove, hours of work, how long been working in job and all…
… but, when it did come time for me to acquire the loans, i produce the capital needed but also had my mother go guarantor for me, in the extra funds needed, so i could get the loan needed and required, though once the property went up in value, i had the properties re-evaluated and they were able to fully secure themselves and release her from being guarantor…

thats fine with your view, and do understand for many on here to be sceptical, but honestly, if i said… i can tell you right now at least 12 different ways off the top of my head to buy property with no money down…
… would you guys believe me?
honestly there are so many things that arent talked on here about no money down deals and all, other issues, on how to make sure the bank wont knock you back for further finance…
… these questions are hardly or never brought up on forum…
but honestly guys, try to compile a list of at least 5 different ways to purchase property with no money down and im sure, only a few will even be able to think of some different strategies that are available…

did catch up with Margaret Lomas today, at the expo, if you did go to the last expo last year, pretty much everything was said the same, did talk to each other for a few good mins, before she went back on stage…
… but her views on -ve gearing have also change, not in a bad way, but techniques in making a -ve gear property into a +ve gear property seem to be very much the conversation then the same views both about -ve and +ve gearing were talked on stage…
…but was definetly great to catch up with her again…

back from expo, expo was really good, lots of free information packs like videos and dvds and some property expo stands were giving out free books, and chocolate lollies and all…
….actually i really want to go there again tomorrow… though dont think i will be able to…. grrr….
but truthfully their are few other strategies on this board that no one has ever talked about, and many different strategies im still learning all the time…
….and with the “domino effect” this is real, but one of those strategies that arent told or kept secret…

im off, to PropertyGurus place, so will be at the expo, around 10.30ish… but if anyone is heading in…
alright i look like, well ill have an orange, brown and white striped vertical shirt and blue faded jeans, and normal sneakers, i should be easy to point out, probably the only young person there and most people at the show do wear business suits, so pretty much the young guy, who looks like he just about to head off to uni or tafe…
anyway guys… gotta shoot off, hope to many of the forum members there…
… gotta go, Property Guru, keeps calling me saying… when you coming here…. were suppose to leave 20 mins ago…

im not to concerned about what the media or some so called gurus, who have only been in the market for a short time, but theory is one thing, but reality is a whole different thing…
how many times have we heard “when a boom occurs a bust follows afterwards” thats in theory, but in reality this is the opposite in the properyt market…
… instead it will look like this…. boom, slow down to a steady out, and slowly rise to a higher steady out or increased boom again….
theory vs reality are 2 different things, nothing to be to concerned about….
… by the way, listening to the radio this morning, the RBA released this is the 13th year of growth consecutive in Australia…

thats correct, through offset gearing and domino effect…
but…
there are some other things too, that i dont mention, but they do increase your repayment power, borrowing power and many other things…
though an example is,
the big guy gurus out there, like dolf de roos and margaret lomas, they will write very detailed books, but they dont tell all their secrets, maybe only 85% they will tell, but the other 15% is what is kept secret and is their key to further success…

sisi thought more of a chance 1 or 2 years in or out of 2011, that we would see a bit of crash from baby boomers pulling out, and selling off their properties and shares, affecting not only australia but some other country economies…

Or is it just, that if everyone knows about it, it won’t work for you any more?“domino effect” can work for anyone, but has plenty of risk, it definetly exposes you to a high risk level, if not planned well… but cant say to much more on it… (its a secret)
What’s your LVR on your property portfolio?
its not maxed out, but im always rasing the level and trying to keep it close to 70% lately

actually i was thinking about, offset gearing would definetly suit you, in your current position, the reason being is that you have an excellent lot of cashflow, but some of that can be used to subsidise a -ve geared property, which could further fund you more finance and quick asset growth… do have a look at it, as your properties can carry the load of a -ve geared property.
