you could do a reverse mortgage, though i wouldnt suggest this, unless is you were to sell the place and it appreciated in value at the same time and out grew the reverse mortgage.
but if you can manage to keep and control -ve geared properties and also learn the ways of keeping a -ve geared property costing you nothing, you can have huge capital gains of $100k’s each year, and still not have to work, but have a life style and expense that would out exceed the income from +ve cashflow properties…
… its just really depends on how much money you want to make, but also to agree how much you want to spend on a life style you want…
… there are no right or wrong answer, just people have different way of investment vehicles and income streams…

i like your idea, and the way you think, but to be honestly i can make the same money with 2-3 good -ve geared properties and turnover that same large amount of money each year, and still not cost myself a single cent…
… it really depends, on the individual, and how risk exposed they like to be, but there are many other stragies that have much higher returns than just simple +ve cashflow propertied and direct paid off invesment properties….
… though, ive heard you are doing very well and wish you best of luck, and i can see that +ve cashflow properties is your niche…

im very much the same as Elves, with the credit cards, in total, ive had 4 cc’s but now back down to 2, but it depends on how you use them, cc’s can come in very hand, and are excellent for reward points, also personally ive found that my cc limit hasnt affected my borrowing capacity and that it has given me extra privileges and bonuses with the bank when dealing with them…
… perhaps its an individuals choice, but cc’s definetly have there place and can be of some great value…

with how the stars are worked, maybe it would be a good idea, to extend the number of stars available, i mean, if you think about it… if someone posts about 10 post a day, with in a year they will have accumulated around 3650 posts…
… maybe a good idea is to have, more stars, or more postings for each coloured star…
eg.
0 – 100
101 – 500
501 – 1000
1001 – 2500
2501 – 5000
5000 – 10000
10000+this might sound like alot of posting, but on another forum board where i do a little contribution, this is roughly how there stars and posters are ranked… and quite interestingly there are many between the 5000 – 10000 and also in the 10000+ this forum board has been around for a few good years, but over time, people, who regulary talk and give advice on these forum boards, quickly accumalte posts of large numbers…

its hard gonna be a hard choice, many people are gonna tell you +ve cashflow, while i agree to some what, im a negative gearer and enjoy the capital gains, personally a few extra dollars a week in a +ve cashflow property is fine, but how many +ve cashflow properties are you going to need, to support the life style you want and small luxuries life has to offer…

… second kid from 2nd family says, were rich because of the power of leverage…
… different people have different opinions, but there is no right or wrong answer…

IMHO, i find the more debt you have, to allow you to gear further, the more money you can make, as long as your investments are returning more for the dollar, and are, out peforming interest rates repayments and other expenses, a large debt can still look quite considerably small.
… just find what your comfortable to be exposed at and use the power of leverage…

ive decided that 20th of June will be the definite last day, for sure if not earlier… with work…
a few people on here, ive shared with them, my ideas for the future and one of those ideas are to create jobs for other people, at the moment, im in the slow progress of setting that up, but hopefully sometime or by end of year that will be undertaken and on its way…
… for the moment, im bearing with work, but for my near future ideas, ive established what exactly, what i want to do and what out come i would like to see happen, but then again its a slow process….
… though the counting of the days, seems to be going ever so slow…

Its just a small bit of your property, that allows you to use it as access to another adjoing or adjacent properties next to yours…
an example, theres a house behind you, but to access it, they share the same driveway of yours on your property.

something that im learning quite fast and i remember one time, when Westan, was sharing and talking about it, was the date of either your retirement or throwing your job in…. the days leading up are the slowest and longest days for you… right now, the working hours seem to drag forever and the clock seems to go ever so slow and that, you get bored and frusturated at work and it just really edges you, wishing that work would be over…
… before the time, would go smoothly, now it seems to be taking forever…

its not that hard really at all, but it will be dependant on your foreign income you have, the country im currently looking at investing into, allows me the access to it due to my background and bloodline, but if thats not an issue, it is quite easy to do, same as purchasing in Australia or in other states, though other countries give you more flexibility and access, but its really dependant on the country and its trading agreement with Australia or for what guidelines are available towards foreign investors.

im sorta in the same predicament, but, its not friends relate or family its more issues with my mother…
… my mum’s main concern is, she wants me to meet a nice girl, one that is responsible for her self beings but will not take me for a ride, for what i got…
… problems is, only a very few selected people know what i have and all, but as for people who dont know me or just friends, they have no idea, but that issue with my mother, she is worried, for what i worked hard for, will go down the gurgle and that, finding a sincere and nice girl, who likes me for me, is hard for her to relate to, she is worried for my interest and being, but that thought is always lingering with her, in particular girls i meet or date…
… because of this, it makes it alot harder for me, to date a girl and introduce her to my mum, without her thinking ideally wrong or getting the wrong impression, but i over time, i guess my mother will soon have to realise and understand, that my own interest can be protected and it should not be an issue for her… only time, will it be…

personally, i did reach my goals, that i wanted to achieve in the last year, now… ive sorta steered away from property investing in australia, (and no, im not investing in NZ, but another different country all together).
personally, i have more interest in shares and the international market and now in the process of setting up my first Corporation overseas, similar to the American ones, yet, will still be investing in property, but what the international market has to offer to overseas investors, is much greater and taxation wise and bringing back the money to australia, gives many more opportunities and opens my horizons for other international market to invest in.
Other things, that i am looking at are, some major income streams, yet they will be closer to the end of the year, due to a small language problem, but till then… am very focuses and to be honest, i can see what the future brings up ahead.

your idea is great, though, i just have to wrap up a few things down here in Sydney, my intentions are real about moving overseas for short period of time, but im also really needed to handle many schedules over there and that being there, will also accelerate my language literacy, but there the language, school is very cheap compared to language school prices here, and they are very limited here as well…
… all i can do, is really just wait and see what happens…
