Another important thing Steve, has trigger my mind is, if anyone is planning to purchasing any investment books, courses or materials, best to purchase them now, reason being… tax time is just round the corner and your expenses that are legit, will be claimable (only if there relevant to your current investments in place) and that the claimable expenses will be rebated back to you.

its only food for thought, but ideally for all my own loans, i only fixs for first year, reason behind all this is. If the property goes up in value and you can sell it for a profit, your break and exits costs are much and a heap lower cheaper than someone who is fixed.
other thing too is, most people think you can just fix your interest rates and still be in the ball game…
i try to think out side of that square and try to find ways in reducing my interest rates by getting discounts and find way to improve the property rental… so that when interest rates do fall… my actual cashflow will be much greater, but during the meantime while my interest rates are higher… its my discounts and tax rebates that are working much harder for me.

sisone other thing too, if i hear bad news… or some not good news about my investment vehicles… and just staying relaxing and keeping the nerves cool… lots and lots of puffing away on the smokes…
… but helps me keep in control and on top of the situation, one other problem too is, if all your family members smoke… its too darn hard to quit
… so, lol… better not come round to my place… almost everyone here smokes.

i’ve been smoking now for a number of years too, i have been on off numerous amounts of times, i do remember about 7 years ago, just before they brought out the new laws in Qld’s were you had to be 18 years of age to purchase cigarettes over the counter, since the bringing out of that rule, it made me, to find doggie corner shops that would sell me smokes.
but back to the topic, im not sure how addictive you guys are, but if i can pass that first morning cigarette without the coffee, normally then i can go a few hours out with smokes.
if you work nights (which is what i do), i tend to find you actually smoke hell of a lot more, eating when you have the cravings helps abit.
(actually talking about cigarettes is making me, feel the urge… be back in 10 mins… puffing away and having a smoke.)
sitting in front of the internet, can prolong hours from your next smoke i find, but sitting on the phone, especially on the cordless… bad idea, once that occurs… puffing away again on another cigarette…
sorry guys not much help, but if you guys do know of anything that does work, please shoot some information this way.

sisor you can try optus business plans on the $150 and $250 plans, might sound expensive to some, but for the high end users, defefinetly worth your bang for your bucks…
for the less frequent users, good suggestion start between the $55 – $77 plans a month, but take out the business plans.. cheaper rates and if you can access a fleet network or create one between your network of friends, again the rates get hell of alot cheaper.
or try “3” that Lucifer_au suggestes, heard they are good, but dont know many or so people who do use their network.

honest opinion, just fix it for first year (reason behind this choice is, most people dont sell in their first year, because they want to be able to sell the property after they are elgible for the 50% cgt discount), after that let it go variable is my chooosing, the reason being is, i dont want to enter into any high breaking or exiting costs with the banks, and that variable rates are normally better than going fixed and you can see that through the history of interest rate rises, variable rates do out perform the fixed users.
one other thing, dont take this serious, its only an analysis from a network stock broker, i deal with, hes saying interest rates by the mid and end of next year will be getting close to the 8.25% mark.
this is only food for thought,

last night attended the Robert Kiyosaki seminar… actually dont ask me how much… i spent on there products… last night (its in the triple 000’s) but from what i can tell you, Robert Kiyosaki stuff is definetly worth the money, not vouching or advertising for him, but for the value of the products, i bought, i can guarantee you that, ill make that money back in the next deal for sure.
