Just make sure, when the tenants move out, you take some of their bond money to cover the cost and expenses to fix the problems and unwanted cost your tenants caused you.

Why pay tax, when you can avoid it and redraw and use that money to invest in more properties and still keep your current property portfolio.

There are +ve cashflow property deals everywhere depends on how you are going to service a loan, either be it 20% cash deposit or 100% fully financed. Keep looking you will find them.
