Let’s bring this thread back to it’s basics.
Jo, you ask about 8% yields. I think that properties offering this sort of return are like red cars… once you start looking for them they are all over the place [smiling]
I think that’s way Kay Henry was trying to say… they are out there but it’s a matter of looking rather than being led to a particular area.
Having said that, Richmond has listed out some areas where such deals may be more commonplace than other but there will be houses there that offer all sorts of yields.
As for the issue re: moderators asking questions – what’s wrong with this? They’re here to lend a helping hand and don’t hold out to be investing experts.

Sorry, I’ve been very busy writing book #2, which includes a detailed look into the MAP process… much, much more than I could write here.
Yes, it seems that those outside of the program may have been unsure about the goal – but it always was to control $1m worth of r/e in 12 months. The idea was not so much to gain equity, but rather a source of income from the property.
A quick snap shot though – 21 people started. 8 have left for a mixture of personal and other reasons (such as personality conflicts, thinking the program was something else than it really was, etc.)
Of those remaining I expect that 11 of the 13 will surpass the goal – currently 9 of the 13 have.
A quick financial snapshot of the result (from memory)…
$11m of property acquired.
$3m of equity / profit made
$770k of gross incomeComparing the income figure to property acquired is a little misleading as some participants wanted equity above cashflow which thrown the numbers out.
I’ll provide more info once the program ends.
And no… I don’t plan to run it again at this stage.

Hi,
We live in a democracy where the government of the day sets social policy.
As a Christian I see the value of giving someone who needs help a ‘no strings attached’ handout.
As a taxpayer I sometimes get frustrated at the inequity of it where you here sensational stories of families having kids to live off welfare.
Whether it is right or wrong is a personal choice. If you don’t like it then there is no point arguing with someone holding an opposite view on the forums here.
Instead, contact your local MP and tell him/her how you feel.
Oh, and my final comment – I always thank my lucky starts that I’m in a position where I don’t need welfare to survive. I don’t for a second envy those who do rely on government handouts to make their lives easier, whether through choice or life circumstance.

In a nutshell, wraps are a form of private finance, which, by itself is neither ethical nor unethical.
It’s the person applying the technique that puts that flavour on the deal.
Are most investors who use the technique unethical? That sounds like a big call to make.
What I’d say is that most of the stories in the press seem to relate to investors who unethically applied the wrap strategy.

Go easy folks… share your toys and play like friends in the sandpit.
Personally, I’ve never advocated buying in rural hamlets. I advocate investing in areas with expanding infrastructure.
Still, nowdays I have changed my approach again to something that is neither location nor price specific. Actually, outlining this approach is exactly where I’m up to in writing my 2nd book.
