    Hi PHP and Catalyst,

    You both raise some great points, thank you for taking the time.

    I guess I was looking to see opinions on if there is a point in time that a home becomes a burden, because it requires work here and there, etc. If you have a house on a 900sqm block, then you’ll have the added benefit of potential subdivision and development, but when you don’t have the size to subdivide and the house is the key component of the land, do you sell a newish house to maximise the return.
    You’re selling a nice house, in nice condition on a nice size block vs selling a house that needs some work.

    Ryan,

    That is an excellent post that clearly explains how to benefit or utilise the equity that you have established!

    I have been looking to educate myself on equity and how to utilise for an IP and that clearly explains the process in black and white, so thankyou!

    Ensure you get Council Approval!

    Going through this and its great fun! Council are requesting that we rip up cross over and invert and replace with council regulated cross over and invert!!

    Get a couple quotes, as you maybe able to show that to the vendors and have it taken into consideration!

    Hi Sash,

    I am no expert, but have recently completed building our residential home!

    I personally, would suggest having a browse through your local weekend Real Estate Newspaper and seeing building plans that you are interested in and going to have a look at some display centres.

    I would also suggest looking into some open inspections to get an eye on what you do and dont like for your venture.

    Research approx. costs and add 10% – Its better to over compensate that not enough and there are always small costs added here and there and in the scheme of things $100 here and there isnt much, but when 10 to 20 of them jump at you at once it changes your budget quickly!

    Hi EZN,

    Im on SA and Housing SA (Govn agency) as it is known here tend to work in circles in my opinion. I am in the same boat. You contact the Govn agency, they say they dont know and send you to the Council… Council say they dont know and put you onto the real estate agents and they put you back onto the Govn Agency!! Confused??

    Im not the most experienced person here by any means, but I have found that if you put your name down with the Real Estate Agents acting on behalf of Govn Agency, they generally contact you when sales of land are approaching.

    From my experience they land parcels are large and swallowed by developers, but no harm in trying, right??!

    Hi Brett,

    No Mortgage Insurance will be required, as we have the good deposit to start with. We were looking to use about 60k for the deposit, 20k for taxes, etc and the remainder to furnish as we can.

    As for the little ins and outs of the premier advantage option.. Im might look into that further… Im not saying we are going with Westpac, they have just been highly rec. by many people.

    So yes…
