We just had our roof done – pressure cleaned, 5 broken tiles replaced (and 7 new spares left with us), repointed with flexible pointing, 1 coat of sealer, 2 coats of colour, gutter cleaned & all covered with 10yr warranty $1999 for 182m2 – on the Gold Coast.

StellaWe are on the Gold Coast too & have Pebblecrete around the pool & on the driveway.
Just had a quote to spray over it & stencil – around $3k for the driveway which is really not much over the length of an everage family sized car!
Somehow managed to quoted around $3500 to do the same out the back in a much bigger area though – 3x8m pergola & a 1m strip around a pool. Was thinking of pulling up pavers under the pergola & putting a slab down & stencilling over the lot to have the appearance of 1 surface but not for that price!IMHO not worth $6.5k to cover it up!

You also mentioned DHA properties – personally I wouldn't buy one of these – IMHO there are better purchases to be made, without the high fees & what I consider to be over priced properties.We purchased 3 bed highset for $270 & rent for $270 – not brilliant but better than DHA returns IMO.

StellaWe purchased in Raceview in August after many months of research.
Although we found some streets that have houses that look rundown and uncared for, these streets tended to be in groups and easily avoided. On the whole the suburb looked ok to us.It is close to Ipswich CBD, there is a decent little shopping center, Westfield Booval is just up the road, there are a couple of schools within a reasonable distance, public transport is accessable and from the looks of what is selling & recently sold, has possibly increased by around $10 – 15k since August.
Google 'Ripley Valley' too and have a look at that – just down the road from Raceview.

Our place was built sometime in the 80's (apparently no one can tell me what year which I find strange but anyway..) and we had Deppro do a ds for us. Cost around $500 and the ds shows depreciation starting in yr1 at around $6.5k and going down from there.
So although not huge depreciation, it is still better than nothing, the ds itself is fully deductible & I don't know about other companies but Deppro guarantee they will get you at least double their fees in the first financial year or they give you the ds & refund their fee – so you cant really loose.Cheers
StellaMy son who lives in Sydney (27) was married 2 yrs ago to a lovely Maltese girl (23). Her parents gave them $20k & refused to take any contribution from us (although we did at least convince them to let us pay for suit hire for all the men & gave them cash a wedding present).
The couple were told to spend as much as they wanted of the $20k but anything they didnt spend would be theirs to keep. They organised a fantastic wedding for 140 people but still managed to keep something just over $10k to go towards their deposit. They had a weekend away but waited 3 months for their 'real' honeymoon of 2 weeks in Fiji which they paid cash for.It was great to see them come out of it without a huge debt and they purchased their PPOR just short of their first wedding anniversary.

CheersWe agreed & looked with great enthusiasm at those streets (there is a whole estate of these names) but unfortunately it appeared the residents all suffered from a 'condition', possibly brought about by alcohol….
Obviously I am generalising here & have no wish to offend anyone. There may well be many people not affected by these street names who are wonderful people.

StellaWe looked at Toowoomba a few months ago. At that time there were heaps of vacancies around so we moved onto another area.
Friends in Toowoomba told us East Toowoomba is one of the better along with Eastern Heights, Centenary Heights, Kearney Spring & around that area, basically anywhere east of the park (Queens Park I think it was called?) and East of Ruthven St is ok.We were advised to stay away from Harlaxton (especially the streets named after alcohol varieties!), Rockville and parts of Wilsonton.

We looked at a couple of properties in the Ipswich area which had mining thingy? on them (cant recall what they were actually called).
Agent told us 3 contracts had fallen through because of this even though tthe rights dated back to late 1800's – early 1900s. Apparently this is common in the Ipswich area. We didnt go with that property as it was also subject to flooding. We were looking in early July & it has only recently been listed as under contract on re.com in the last week or so – everything else around has sold awhile ago so I guess that also tells a story?
According to the agent the mining right can be removed from the title but it costs a couple of $k.Cheers
