Have you thought about using the Property Management Co. to find you the tenant. Usually around 2 weeks letting fee.
Then manage it the rest of the time yourself. I am considering this.

Have bought from forum and no problems. There is always a risk with this sort of thing but generally speaking its pretty secure.
Make sure there is a lock at the bottom re encryption.
Probably more risk at an ATM. Always look around you and see what cars and occupants are nearby or people standing near and if you feel uncomfortable with the set up go to another one.
Was rung up on my mobile one sunday morning at around 300am it was my bank asking if i had just made a phone call costing me $300 on my credit card. I said no i had not and they told me it was an unusual item for me so there security alert indicators lit up.
I was refunded the money into my credit card after signing a sworn statement.
What you do not do is do not fill in any details via a link that are asked by email “Urgent notice your account willl be closed” bla bla. This could be from what you think is your bank same logos etc.

Thanks for that yes that is certainly an option. I would’ve thought it would’ve been farily common if it was ok to do.
I suspect it is ok as long as the interest on the balance of the IP LOC is paid every month.
The thing that i see is that the ATO could say why is your rent going into your offset to your PPOR and not your IP LOC.

John Howard and the Liberal Government will have created so much pain for enough working people that the deceitful advertising will be remembered as a big con. This will be enough for Labor to attain government.
If you are in Business, no they will not be dramatic. Why is it that employer and business groups are the only ones smiling at these new IR Laws.
GST did not take away your income. For penalty and weekend rates workers there wages could be cut by 2-300 a week.
Unions are made up of workers they represent workers. You weaken the workers by taking away there rights and protection and the unions don’t become relevant. Just for a worker suggesting to have union representation whilst negotiating an AWA could be liable for a $33000 fine as well as other reasons:
It will be illegal to ask for workers to be protected against unfair dismissal when negotiating an agreement – and there’s a $33,000 fine just for asking.
And there will be a $33,000 fine for asking for union involvement in a disputes settlement procedure.
A $33,000 fine for asking for the right for people to attend union education courses.
A $33,000 fine for asking to protect jobs against contracting out.
A $33,000 fine for asking for a commitment to collectively bargain.
And a $33,000 fine for asking for anything else the Government might like to ban.These laws have gone too far. Some adjustments would’ve been accepted.
Martin yes i think you will feel it mate. Start budgetting for flat rates. Just to be safe.

The IR changes not reforms are going to have a major impact on employees that have a low hourly basic rate and rely on penalties and allowances to get them to a reasonable wage.
I feel this is going to cost the Liberal Government the next election. Labor was hard pressed but now they have a great chance.
The way in which the IR legislation was introduced has to be questioned. If this legislation is so innocent why remove the

Unfair dismal clauses (Initally for 20 or less in workplace now 100 or less)And a myriad of punitive clauses against Unions Union officials and individual workers just for suggesting certain conditions when negotiating.
Great timing Johnny people have made decisions based on there income with penalty rates/overtime/allowances etc Now some families are going to lose significant income and possibly lose there homes.
This does not encourage a family unit as parents in this situation have to work longer hours and both work etc just to make ends meet if they are lucky.

I am pretty sure it is a company title. Each townhouse owns there own bit of land extending ahead of the garage and front door. This means that other vehicles will drive over your turf. A company name was created and registered. There are no financials just a yearly fee. So one would become a managing director of part of a driveway….lol

Thanks for your replies and i’ll try and address some questions.

The vacancy rate for the townhouses is virtually nil. This particular townhouse has never been without a tenant.Management fees under the current PM are 7%.
The townhouses i have looked at similar are around $300000.
I had an independant valuer do a valuation and they came up with
1700000 for land
1400000 for building
total 310000There rental appraisal unfurnished was $300 a week.
Yes it is torrens title so land under is part of it. The land is actually 115sqm and the building 80sqm thus the company title for shared drivethrough to garages.
Yes Hallet Cove and some other areas but i find that paying say 275000 for a house and land the best sort of rent would be about 230-260 a week which would be more negatively geared.
Gross realisation
The vacancy rates are very low
townhouses in the area sold for 295000-320000 similar.Rental term has been 12 months each lease
management fees 7%
building insurance 400pa
landlord insurance contents included 205pa
furniture is virtually brand new so no need to refurnish for a while carpets in good order and paint etc.
Demographic is mixed but more in the 25-35 age group.Hope this gives some additional information i really like this but i don’t want to get emotional on it.
At 390 a week plus depreciation for furniture/fixtures and fitting/building it should be close to neutral i figure.
What i like about it it can be used for short term accomodation that is leased to a company to manage and run it with a guranteed return this would give me 4% building depreciation or leave it as Residential and still get the 2.5%.

I do find that city property appears to be getting better rents than in the outer suburbs. The cost of the property is pretty close. I reckon CBD could be undervalued.
This is not a multistory set up they are all two storey townhouses.
I guess what i am seeking do i use the unfurnished rental to do the calcs or the real amount that i would get furnished.
