    hi all

    steph in answer to your question i didn’t follow it at the time as i was only doing some enquiries with the landlords association in south australia and i recall a brochure citing the case.

    duty of care was not what was the determing factor as i recall it was “resonably practicable” the landlord had not done what was reasonable practicable to ensure the windows could not be opened from outside something like that. (There were no windows smashed).

    The laws have favoured the tenants from my understanding over here so it doesnt surprise me that a court would rule that way.

    Maybe there are those more enlightened on this sort of thing that may add some comment.

    thanks peter thats what i was trying to stimulate as i said this was hypothetical i am i sa actually.

    Where do you get the las t 6-12 month sales figures?

    To all the others thanks for your input and offer i certainly will keep it in the back of my mind if i decide on qld.

    thanks for the offer this was purely a hypothetical exercise for a beginner to find there way with ways to sus out a deal.

    The experienced people like yourself seem to have no problems with interstate purchasing obviously knowing what steps to take.

    However you have brought to the surface that networking with people in the area can be a great strategy.

    I suppose i was looking for the next step or steps
    networking is one. even for a small fee could be a little earner for someone that has the time to look for someone that hasnt.

    i would be interested as i dont have alot of time to look.

    hi jim

    at one stage the bank was great just ring up after 12 months and they would do a valuation for fair market value at no charge.

    Now they will only do a valuation if you are purchasing a property for loan purposes only.
    Still no charge at this stage.

    Im sure some of the mortgage brokers will have some answers.

    my calculations tell me that you come up with 3.66% net

    income
    280

    less
    14 no real estate agent
    42 body corp
    28 rates
    total 84

    280-84=196

    196*52=10192

    10192/278000

    =3.66% net.

    mortgage calc
    278000*6%/100=
    320 per week interest only

    this is bases on a interest only at 6%

    196-320=cost to you
    124 a week

    -6448 per year

    whats your conclusion

    if you want to share some more details i may be able to offer you some of my experiences and the pitfalls to be at least aware off.

    it sounds like a rental gurantee arrangement

    i reckon i could tell you who the operators may be.

    reckon about 4% per year indexed

    have had the propertry just over 2 years bought of the plan.

    we have claimed depriciation

    building
    furniture
    fixtures etc

    It was bought in my both names my partner and i.

    the version i indicated is the version my accountant gave me.

    i will email you shortly probably monday. I am interested to know of that accountant in melbourne even though i am in adelaide if he as good as you say an i have a healthy respect from someone that has done it and knows the business.
    Dont mind getting over to Melbourne once a year.

    I greatly appreciate this Bryce as i need an analysis which is unbiased.
    Everyone i have been involved with plays me the tune that suits them for there own ends. I just need the right people that dont have a vested interest and are totally independent. I feel i am too involved and my judgement needs some logical input. Thanks again bryce i will email you probably monday. Any thing specifc you need please let me know via forum is ok.

    hi all

    divsion 40 etc doesn’t mean much to me so its abit over my head at the moment.

    The reason i asked is because i picked it up in steves book page 142.

    Its seems by the responses its not as straight forward as i first thought which was

    purchase price minus selling price
    and any costs

    eg. pruchase 100000
    sell 200000
    costs 10000
    profit 900000

    held more than 12 months
    50% no cgt
    other 50% =45000@30% tax rate
    =13500 cgt to pay

    this how i have been led to beleive it works.

    hi

    i understand what you are saying but i dont think the integrity of the industry is going to change much.

    people like jenman and those that follow his philosphies and system may make a dent but greed seems to be winning at this stage.

    While times are booming in real estate the agents just get a listing and its sold its that quick generally money for jam.

    But wait till the times get a bit leaner then we will give them hell those that were arrogant wouldn’t return our calls etc and had no time for us.

    some property investment advisors and real estate agents best medicine

    a thompson sub machine gun

    im sure many feel like that

    yes some of the stuff is a bit personal but i will email you.

    You may just be a lifesaver.

    I have gone to my accountant but he is absolutely useless when it comes to sharing some direction.

    I think he is only interested in shares i am going to change once i find one that is competent in property accountancy.
