    Hi all

    When you say “Walk the streets” what do you mean.

    Is it knocking on doors and asking if people want to sell.

    looking for signs that have been put up by agents.

    Where do you find them pinit2000 if its not in the papers or the net. In major regional it is tough.

    Hi Casey

    thanks for sharing that. I have been thinking re: student accomdation and really never thought about it like that.

    So i gather you dont reccomend it. I have heard that studuents from overseas doing a degree for say 3-4 years are a better option?

    Definitely the issues you mentioned would still need to be addressed via a lease wording clause etc.

    Thanks for the response so far lets look at it another way.

    the same house is for sale same price $400000 a group of four people decide to buy it. Like people that buy share in a racehorse.

    What are the difficulties is there a legal entity that can be used? So rents went to one area?

    just another thought.

    Someone might just have the knowledge for this sort of set up if its possible.

    New Zealand no stamp duty?

    Yes i have to agree with Steve i have been on this forum for quite a while and i definitely feel theres a wave of individuals that are not using the forum with the spirit that Steve intended in recent times.

    All the best to you. I’m grappling with the idea of selling my ip also but gee its a hard step.

    Great to see you donate to a great cause. I’ve been thinking along the lines that i am not properly structured from the start. So in a time where you can virtually name your price to a degree its tempting.

    yes prices have gone up i was going to put my house on the market in parafield gardens about 12 18 months ago re said abour 115000. i waited and sold jan this year for 159000.

    There does seem to be any let up with the buying frenzy and the RE are loving it. All armed with lists of ready approved buyers.

    Interest rates will be interesting but with a pending election reckon we might just coast along or very minimal movement.

    i know what you mean +ve cashflow is no where to be found in Adelaide from what others have told me to my own observations. I am in Adelaide myself I do have an ip and want to progress but im being cautious like yourself in realtion to interstate buying.

    Some people i have spokent oo in recent times have told me the legal structure is the first thing you should consider especially if you are going to purchase many ips.

    There is nothing like actually doing it and learning you learn very quick that way but some safety valves from others previous mistakes helps.

    New Zealand have plenty of +ve cashflow properties at this stage.

    I believe it is harder in other places in Australia due to the rush and fever that has been generated in recent times with +ve cashflow properties Hysteria. However having said that im sure with hard work and perseverance they can be found.

    jan somers…………negative gearing

    margaret lomas……..neg geared/positive cashflow

    steve mcknight……..positive gearing

    all of the above have done well before they published their books and got exposure.

    hi all

    my understanding is as soon as the cooling off period is finshed then the purchaser is reponsible for the insurance.

    just take out a cover note or some agents even give you the insurance until settlement day.

    hi all

    i have three kids and they all want to be treated like adults and act like kids
    they are 21/20/17….the youngest is female

    doesnt matter what age they are they are always kids.

    enjoy the kids because they grow up fast and before you know it they are not kids anymore.

    in sa the govt. is looking to increase the stamp duty cost for ips and not ppor.

    governments are just getting very greedy.
