    You may be right i am not sure there must be a site whereby a person can advertise a property for rent or sale.

    Maybe it comes under private sale or renting.

    Hi all

    great thread

    I just know that in my situation it is a very bitter pill to swallow that you have to contemplate selling. I went into this with a buy hold strategy via a property investment come financial advisor with a view to developing a portfolio.

    Well without going into the details again as most of you would be aware of them.

    There are so many things that go through your mind and im sure anyone that has borrowed would think these things.

    If interest rates climb, vacancy factors increase or rents dont meet a certain level well lots of sleepless nights.

    I was led and shown figures which suggested that things would be ok in the event of certain changes
    however the reality is different.

    So yes its a cost but it could be a new begining also having that bit more experience.

    If the market is prepared to pay a high price then why not.

    If i cant get the high price i will have to have a back up plan.

    If i wasnt talked into been so heavily geared into it and doing what i had in mind the situation would be hold.

    I cant see the market climbing too much more and i can always buy in down the track and set things up how i want and have control.

    From the outset i have had no control it has always been that they were doing me a favor. Why because they know how heavily geared you are so you havent got alot of choices.

    Someone expereinced may have been able to manouvre better who knows?

    To say it was my fault stiff cheddar i would say my mistake was to trust.

    i certainly ain’t going to argue this as you probably are right. I went on some discussions with some seasoned investors they quoted this from the rental properties 2003 ATO.
    Reduced cost base
    The amount of the capital works deductions you claimed or were entitled to claim for a building,other structure or improvement is excluded from the reduced cost base.

    Hi

    From further investigations it appears that
    building depreciation is the only consideration when calculating the cost base according to some seasoned investors.

    This can be found on the ATO website under rental properties 2002-2003 pages 9-24 Re:Capital Gains Tax.

    I havent used the compnay you mentioned but one that did the same sort of thing.

    If its a one stop shop be careful get your own independent advice.

    My understanding is that you do not have to have lived in your PPOR for more than 12 months. It is CGT exempt even after a short time.

    I have read this on a thread by the seasoned investors. They quoted the taxation rules etc. So might pay to check with the ATO apparantly there is no time stipulated.

    I really appreciate your responses and you validation of why you take a certain position sell or hold.

    Yes i am depreciating the furniture if it wasn’t for the depreciation it would be very negative instead of slightly negative.

    The landlording book sounds interesting thanks.

    The current rent is not covering costs.Without out depreciation it would cost me approx 5500 a year. with depreciation my cost is approx 1500 a year at this stage on current rent.

    Yes i know what you are saying if it covers costs keep it as i have indicated to Melbear it does not. However having said that on the private rental market it would fetch more rent which could make it pay for itself.
    I would have to do it myself though to make it viable as with a PM the end result would roughly be the same in dollar terms. with letting fees advertising and 8-10%fees.

    Yes i feel that now is the top of the current market but as others have pontificated to me the cost of selling is not worth it plus CGT. When one has a close to positive cashflow property.
    Some have said that todays top prices are tomorrows bottom prices so their is a real mix of opinion.

    Yes i know your sentiments and reasons. You know that at times it is not always easy especially when one gets an even opinion one way or the other.

    The answer i feel maybe simple as if i hold what to i stand to gain or lose.

    If i sell what to i stand to gain or lose.

    Some seasoned investors have suggested to me that the fundamentals of property investing is to hold and never sell. Property will always climb in the long term.

    If the value is say 300000 and returns say 7%CG a year average that is 21000 a year. Which is lost if one sells.

    The key maybe to be able to manage the ride whichever way it goes.

    So to make it work if i hold is to manage it myself at an increased rent.

    If the above cant be achieved then i would be in agreeance that sell maybe the answer.

    i would think that there are a number of things a person would want to know if they are going to pay for a service.

    the town
    population
    job propspects
    growth if any
    demographics
    population movements
    any developments in the pipeline
    any new stores or businesses coming in
    rentals
    general house prices in the town
    why the area chosen vs another
    rates
    etc

    well i knew it this is the sort of deal i knew was always out there but just couldnt find it.

    Hi All

    Well yes it is great if people have time to walk the streets but not everyone is in that position.

    What i think would be of great help to all users would be like a template of steps.

    eg. See a property in widget town. Ok I dont know where it is next step
    what website can i access to see the location.
    Then the population and all those relevant things that one needs. This could also mean contacting the agent.

    I just get a feeling that some users are looking to be able to do a search from there own home on the net. Then if it all looks ok perhaps take the plunge and visit the place.

    Just my thoughts when you got people struggling to find one then someone pops up i just bought 5/10/or 20 etc the other day sounds just a bit cocky.

    Instead of saying these are the steps i took without giving away there area or state. No one expects that and is understandable.

    Just my thoughts
