I will get shot down here but sometimes I think the younger generation today just want everything laid out on a plate for them. When I was young I couldnt afford to purchase in the inner city so for my first PPR I had to buy outer suburb. Then leveraged my way into the area I ultimately wanted to live. Otherwise rent where you want and buy an investment property.
So easy to blame the government and/or hope the property market crashes so you can then afford to buy. Since I have been investing/buying property they have been saying the property market will crash by 50% blah blah. Same thing for the last 15 years . Yes there will be corrections but IMHO it wont be what the doomsdayers predict. I think governments need to invest more in the regional areas. Fast trains, airports etc make the regional areas ‘closer’ to the citys.

wow so much hate. I can only say I have had nothing but a great experience with them. Surprised to hear about a couple of your bad experiences. I purchased using their services in USA and have done really well over there. Have 5 properties all cash+. Just sold one of them for a $50K USD profit that I am putting into the crypto currency market but that is another story :). Also did a development deal with them in Newcastle which I am really happy with. Was doing some homework on them and saw this I am ready to go again with them this time a development deal in Melbourne. I am meeting my mentor again down there shortly to discuss. From my experience very professional and nice people the ones I have met.
yeah it isnt the same as just looking up rpdata or similar is it. It would be good if there was a rough guide somewhere though. Is there anything out there at all I wonder?

Like others have said just be careful anyone new to investing in the USA. I know someone personally that got burnt badly in the USA from someone flogging their stuff via a website like this and spruking their wares … My friend unfortuantely didnt do the due dilligence just listened to someone who said they had the best deals of a lifetime.
I would consider myself an “experienced” investor now. I have 6 investment properties here in Australia (+ PPR). But like you I am looking at the USA as a total novice.
I am going over to San Antonio Texas in March and doing my own due dilligence whilst I am there. I am going with another group that I have made heaps of $$ with here in Australia but even though I have a really good relationship with them here in Australia however, I have realised the USA is a TOTALLY different market and I need to do my own research thoroughly. That’s why I am spending a couple of $$ now to invest in my education of the USA.
Yep I agree with the Ex-FX dealer. Not bothering to wait and try and pick a high. Whilst it is now good its time to buy. Come on lets be realistic anywhere near $ for $ is pretty good you would have to say. Rather get the right property deals in a high $$ than have to rely on the $$ and then find properties – thats not my focus. Anyway thats probably just me.
I have made a killing on some Cashflow Properties here in Australia. They all are getting me some great + $$ and have experienced some exponential growth in the last 3-4 years. So I am now in the lucky position where I can get maybe 4 USA properties for around that $40-50K range.
Sorry to show off I am just excited about the trip and the opportunities that maybe available.
I head off there next month to do some due dilligence as part of a buying group.
I will look at the other markets in Texas as well whilst I am there. I’ll report back my findings.
For me my main concern wont be paying a bit extra for insurance or taxes or whatever ongoing expenses. That’s a business/investment expense as long as all the overall numbers are right that is. It will be getting the right property in the right spot at the right time but probably for me will be having the right people on the ground as my team.
I know someone personally who got ripped off buying in the USA. The yanks see us as pretty soft cashed up targets unfortunately.
At some point being all the way over here you need a good team behind you if you cant do this fulltime. Fulltime is my goal though.
