Thanks Wake for your reply , yes it was “voted in ‘ by the owners back in 1990 and was added to the charter so to speak . My solicitor thinks that my situation could still be a grey area so I’ve written to the executive of the owners’ corporation asking for a ruling on my specific situation ….so we’ll see . Regards, M

Yes , Hume is expanding and the Craigieburn subdivision looks to be rather large but I’m thinking Roxborough Park prices have gone, and will continue, sideways for the time being .
I’ve been looking there.
Apparently some planned infrastructure ( Railway Station ! )has fallen through recently, not good .Regards,

An Investor Club from Albany has been buying there.
…… and an Investor from Melbourne bought 11 properties there last month and apparently isn’t even that fussed whether they’re tennanted or empty ….. going for the capital gains he says ….. In Kambalda??

Yes it’s a tricky topic and most entertaining .
The very act of wanting a Pre Nup does note bode well for an impending Marriage .
Nothing can stop the Family Court going wherever it likes , even in to the most brilliantly set up Trust…. more power than the Tax Office when they’re in the mood .
The concept of “Family” being the building block for our good old western society certainly is a very powerful one .

Yes , the dreaded Tribunals always seem to side with the tennants’ sob stories … Govt would probably shut the Tribunals down if they started throwing tennants out in the street . A large part of this stress is avoided by having Landlord Insurance in the first place but most important , making sure PM is on the case straight away (!) as per mathewc73’s good advice . At least then Landlord can get most of lost rents / damages / tribunal costs back but only when the tennant is finally out ….and actually getting them out is where you need a good PM hey .

Speaking of mining towns ….. I’ve heard that some investor group / club whatever from Albany has bought about 20 residential properties around Kalgoorlie in the last month or so . Does anyone know anything about this ?

Hey thanks Dazzling for your reply …. but what I meant was …. Can I actually claim at all ? I’m not too fussed whether it’s a repair or a capital improvement ….. the work was done last week and I become the owner next week ….. so if I wait till next week to pay for the work done can I then claim those expenses …or is it taken from the actual date of the work ?

you are against the 106% loan being given out and that is understandable in the current property investing climate . But I’m glad I was able to get one of those back in 97 on fairly low equity. I recently sold that property for more than double its purchase price . Those loans were a handy tool in boom times but now ….do people still offer them? and why would you ?

Hello again , I tend to agree with woodsman’s comments. I think it is a little unwise to assume that NSW govt imposed this new exit tax because they want to “help” a certain group of people whatever . What I think you’re more likely to discover is their poor financial management of the NSW economy has lead to some bright spark suggesting gouging More money from RE Investors who they obviously percieve as an easy mark.

No I can’t give you an example foundation…It’s more of an emotional response,I must admit,to the Govt policy Let’s Tax Everything Out Of Existence syndrome . I also know that there really is no place in Real Estate Investing for emotional responses but I’ll bet a large percentage of Investors would rather this tax were not there .
Property investors are being treated poorly in NSW and Egan is now off fishing , great !

I bought one ( with 12 month lease-back ) though at the time I wasn’t in to RE Investing.
It ended up being the starting point for my RE Investing though , at which time I realised that I’d paid too much for it .
Builders usually build in fairly healthy profit margins for themselves in these display homes !
A Quantity Surveyor is money well spent .

Thanks woodsman , so it’s not money totally lost then . NSW govt haven’t done themselves any favours though. I don’t know what idiot thought up the new exit tax but it certainly has hurt RE investment in this state a lot .
