    To be honest I don't know a lot about  it. When I was in Masters today I had a quick look and it seemed expensive, plus being a carpenter I could build a low profile deck that would look much better.

    I don't want to increase the height at all but really like the suggestion as it isn't something that would have crossed my mind.

    Thanks Jamie. 

    I figure the rent wont increase but I always have problems with what will make a property's value go up/ or by how much. I understand the biggie's are kitchen and bathroom. I will  get some prices and go from there.

    You are looking to renovate the two most expensive rooms, but 150K does seem fairly steep. How many quotes did you get?

    We have used the bamboo flooring on a number of shop fit outs that I have been involved in and while it is hard wearing it darkens quite substantially in the sun, so you will end up with light patches where the furniture sits.
    Personally I would go for the tiles

    To my way of thinking it really depends on the value of the place being renovated. Personally I wouldn’t put laminate in any mid range or higher properties, and would always use tiles in kitchen and bathroom areas. Apart from that it really depends on what sort of look you are trying to achieve.

    Most people seem to budget between 5% and 10% of the purchase price on these types of renovations. If you are looking at much more or less your fixtures may be to cheap/expensive for the property that you are renovating

    I would be asking to see some of their work and ask to speak to past clients. I would want to know expected build duration and start date. You could ask if the builder has any ideas that could improve the job or cut unnecessary costs. You will need to find out exactly what is included and if anything isn’t included.
