    No, this is a genuine question, not an Ad. I visited NZ a couple of months ago but did not make it up as far as Kaitaia.

    The post Derek refers to that may have been viewed as an ad was seeking someone to takeover an offer on a Whyalla property for 1% of the purchase price which would have covered my costs of visiting the town for four days checking out properties. I eventually purchased four, all tenanted and could not buy another whose offer was accepted. I am not in the business of buying and selling properties on the internet just accumulating properties for my family, growing grapes and trading shares.

    Just bought the tickets online for a trip mid June to early July. Flights are so cheap, $232 to Auckland and $135 back from Christchurch (inc tax & charges). Taking wife and two teenage daughters for a well deserved holiday, sightseeing, sking and hopefully to purchase a property.

    We have four ex-trust houses purchased in 3 different areas of SA and all are trouble free and CF+. I would not hesitate to recommend these properties but due diligence is required. We are now about to invest in another two, three or four.

    I too am a newbie having spent the past few years share trading and continue to do so but have now diversified into property. Wish I had started three years ago. I found the hardest thing was to actually do something. I read every book I could find, went to seminars etc (in both shares and property) and found myself just looking for that next book etc. I was procrastinating severely.

    Here is what I have done.

    I joined a group of like minded people and formed a property investing group with 8 units investing a $2000 lump sum and $50 per week after that. After six months we bought our first property for $125,000 ($160 rent) twelve months later we purchased another two, $108,000 ($150 rent) and $55,000 ($120 rent) all in different areas. The first house is now worth an extra $40,000 which we will use to set up a line of credit to buy more at $0 down. Six months after joining this group we purchased our own property, 4 br house, indoor (in shed) pool and 30 odd acres for $325,000 with 20% deposit. Is is now worth around $450,000 and we are using the equity to fund 5% deposits and closing costs and have purchased another three properties $83,000 ($140 rent), $68,000 ($120 rent), $66,500 ($120 rent) and $45,000 at auction with no tenant but should get $125 rent. We will now take a breather to let things settle before buying more. We started by just buying a property that was close to neutrally geared now we are looking for CF+ properties in largish regional towns and city suburbs.

    My advice is to just start. Read all you can, search for potential properties, see your accountant, bank manager or broker then go out and buy. You can not get anywhere if you do not take action.

    My deposits are now only $100 and agent does not blink an eye, probably could offer $50. I started out with 10% deposits because I thought you had to do that but why tie up your money if you do not have to. I suppose you have to be genuine and not muck agents/vendors around by pulling out all the time.

    No permission. Did not think it was an ad.
    It is not a business I have selling deals it is just that I got one or two to many acceptances on offers and thought I could pass one or two off and recoup my travel costs. I probably could afford them all but I want to leave a litle as back up and to put towards another possible better deal.

    I am not into being a ripoff. Just trying to cover my petrol, accomodation for three nights and a little food.

    Just finished cooling off on first purchase for the year and have several more in sight. Set my target of 5 this year and hopefully will pass this if the bank has faith. Looking for the illusive cf+ with no vacancy problems and may have found a patch. Close to Sydney CBD. lol.
