    It all depends if you are getting it ready to sell or to rent out.  I say this from a sales point of view and in my experience, something that needs renovation is a blank canvas. If you were to put in a bath with a shower over it someone who's looking at the property prefers a different scenario then you've lost them. You can't please everyone and if you want a no fuss sale then thats the way to sell it. or you can go top of the range and someone will definitely appreciate quality.

    I'd start off asking you do you need to sell? Definitely think it through before you make any decisions.
    In relation to your question mate. When you choose an agent to market your home / investment property, he/she must be able to defend your price and negotiate to win.  I'll give you an example of a bad agent. "Oh there's a crack in the wall!"  "yeah just put in an offer and we'll see if we can get it cheaper" This does happen so ask an agent or roleplay with them and see how they will defend your reserve price.  Happy to help with anything else.
