    Yes it was Bankwest…..they also do not lend against some postcodes….obviously they do not want my money, I’ll give it to someone else

    Thanks everyone,

    I have supplied citibank account statements reflecting the rents for the last 6 months and no good. Maybe they think I am flying to WA every month and depositing the funds myself..Some banks won’t lend against certain postcodes and some will only lend up to 50 percent on rural properties. It is a bit of a juggle… thanks for your help

    Steve,

    I would like to ask what an investor does when there is a down turn in a rural property market due to a mine closure??? The houses become cheaper and it is harder to rent due to the houses becoming so cheap

    Hi Mortgage Adviser,

    If you set up a trust/company structure and only have one property inside the trust, ie your PPOR, would this set bells alarming at the ATO??? Would you need to place more than one property inside the trust so as to be “conducting a business” and not just what the ATO deem to be avoidance of tax?

    Anyone know how Sons of Gwalia are going??? Are they going into receivership or revived????
    If they are in demise how does that affect Kalgoorlie and surrounding areas like Leonora

    Alpina,

    As I said in an earlier post I had been looking around Surry/Paddo/Darlo for 18 months very aggressively. I don’t think you will ever go too far wrong in Paddo. Why not bite the bullet and buy a PPOR thru a trust. I would have except that most of the terraces are too small for the price I wanted to pay even with tax deductions. The terraces that were OK were 1.2m+. Too much debt for me at my age, even with 11 other properties….I get the key on my town house tomorrow. After 16 removals in 20 years in the Navy this is IT…..

    I live here in Sydney and have been looking at Paddo/darlo/surry for the last 18 months. I nearly purchased a house in Nickson st surry but finally realised it was overpriced. IMO unless you want to spend $1.5M in Paddo to get something more than a dog box then forget it, a great suburb anyway. Darlo, no thanks. I live at woolloomooloo and darlo is out, and most of surry hills.
    Anyway, I have settled on a 3br townhouse close to Coogee/Spot. It has a double garage, ensuite. land content close to the beach, shopping centre of Randwick, hospital, good pubs (the royal, Coogee Bay) and about $250K cheaper than darlo/surry hills.

    Daisygirl,

    In the past a lot of investors tried afforestation, films, crustations etc. which had high tax deductibility on them to offset their CGT. A lot of people lost their money as these schemes were speculative, if they were a viable proposition then the banks would have lent against them. However, there is one this year I would recommend that has a tax ruling on it and one I am investing in myself, only as little as I can get away with. My thoughts are, why pay tax when I can put it into an investment and if the investment goes under, well so be it. I have no connection with this firm other than putting $25K in it before 30th June. If you want some info email me and I will give you their number for a prospectus. It is a 8-12 year investment and is afforestation based. PLEASE do your own Diligence.

    I just signed off on my 12th property and rent. Renting AT THIS TIME in Sydney makes more sense than purchasing in a market that is heading south. However, as the market softens and rents rise then I will purchase, or maybe I’ll never purchase and go overseas three times a year, like I do now.

    I settled on a property in hannan street about a week ago. 105k and $240 per week. The figures looked good and I believe the place has a future.

    Alpina,

    Central station area isn’t the best area to invest in. Lots of units and drunks (worse than me). I would invest elsewhere not in that area, no tenants and low yields..it’s the things nightmares are made of
