    Thanks a million for your inputs, everyone. Maybe this indicates that I am a little anal on this issue and it's great to hear other opinions. (but I'm still confused)

    To clarify, this is the PPOR we're looking to convert equity from (do have to live here, sorry Milly). I am quite happy living without BIWs and if we put to rental market, it would be furnished with utterly appropriate standing wardrobes. You're right Harley, I ain't luggin neither.

    Still can't work out why up to $5000 of yukky built-in is worth more (val = +$8000) than, say, $3000 of hardwood 1920's cabinetry (val = +$0). Would it make a difference if they were dynabolted to the walls? If I were a buyer, I would see BIWs as a EXPENSE which would LOWER my offer. Removing "sore-thumb" fittings and restoring original features costs $$$$ Surely fittings should FIT the context.

    I completely understand the prospective tenant perspectives, but a tenant with major storage concerns aren't going to go for this unit anyway, due to floorage and storeys-up. Anyway, don't valuers look for saleability, rather than leaseability.

    Please shut me up by proving my naïvety.

    First, i love you, Pisces. Your passion and wisdom adds much to this forum. however i must say in response that politicians are human and if i could be so bold as to modify your saying

    Now, I AM NOT a Carr apologist, but (heh), one would imagine he has life outside of politics (as we all do, outside of our work, one would hope) and he would be entitled to make decisions about this life without it being scrutinised as corrupt.

    I, as a public servant, would be most miffed if my personal purchase decisions were to be constrained because of possible media – hence public – backlash.

    The guy has a holiday house! Seriously, where’s the problem. Is it the green monster? Who doesn’t want a place in NZ!

    Ususlly silent here, me, but sheesh, can’t a guy buy a holiday property.

    Just because his line of work *happens* to influence the property decisions of his constituents, does that mean he must keep his hands tied behind his back and deprive himself of something he may have aspired to during his working life? As prem, is he bound to buy only in NSW to avoid accusations of ‘insider trading’?

    I have prop in NZ – yes, cashflow investment – but it would seem that Bob’s buy, given the area, is not for short-term gain. Sure, he could have bought holiday prop in NSW, but maybe the guy just likes NZ.

    Wowow, talk about spin!
