I hope these links have been helpful, some feedback would be nice []. There is an article in this months personal investor magazine which is quite thorough and informative.
Pity I’m not in Brisbane! It sounds like a great idea. Perhaps if more Melbournites came out of the woodwork, we could do a similar thing, then link all groups back virtually, maybe even start a competiton between the states [}]? Thanks for the replies [] ! I didn’t realise there was so much involved [] The auction is this Sat, so I don’t think I have much time to do anything except attend and see what happens. It’s in the Sth Eastern Suburbs on a Main Rd very close to Sthland Shoppingtown. It’s getting increasingly harder to find land that close to Sthland and there has been a large capital gain over the last few years in the area. In fact our house which we bought in March ’99 has doubled in value. Anyway if anyone is interested in going to the auction, let me know and I’ll post the details.
Not sure if this helps or not but my hubby paid $20 to Baycorp for his personal credit file history and he received it the next day express post. It’s also a tax deduction so maybe it’s not worth waiting the 10 days for the free copy. He also gets a credit alert which informs him who and when someone has checked his file.

* A permanent posting of emails of useful and/or relevant sites/ links for wrappers or property investors.
The reason being that alot of useful information is in alot of different topics in the forum, requiring alot of research and a good memory to remember in which post I saw the link . One ‘centralised’ posting perhaps titled ‘Useful Links’ will cut out alot of time and help newbies like me.
Thanks for the update Darren (watching cable tonight?) I guess the mentality is usually ‘Wow thats alot of money’ but its a short term view, if people really understood that we take on risk and work (or some of us do.. []! and loose out on capital gain over a 25 year period (the rule of 72 goes out the window on this one)!!! Who’s to say that mark up is not well deserved…
My mother rang me up whilst I was putting the kids to sleep and she said that she’d seen something on ACA about the “thing I’m doing with houses” (I think she means wraps/vendor finance) and warned me that something was wrong… Could someone enlighten me as to what’s going on? Where can I get info about this as on the ACA site I can’t see any information. Perhaps this is why some people are not getting such wonderful responses to their ads..just a uneducated guess though…

As far as I know, with regards to question #1 to quote yourself “..you offer it to the “wrapee” at +2% of your rate and allow it to fluctuate over time…”. I’m only a beginner myself, so I defer to others to correct me if I’m off the mark, so don’t take this as gospel.
After reading Tim O’Dywer’s article (in the Property Investor magazine), your #2 question is very interesting and I would like to know the answer myself. Does disclosing information change the outcomes if things turn sour [?]
Legally would it make a difference[?] I don’t know what state your in…I could guess QLD. Perhaps Lease Options would be a safer bet.
My hubby (Michael) attended the weekend seminar and came home so hyped up. I couldn’t believe that after 2 yrs of nudging him to do ‘something’ it only took 2 days to light the fire under his …uhhumm []. When he returned home, I had to leave him with our 2 sick and screaming kids for 5 min alone, just to bring him back down to earth!
Michael told me as much as he could before he flaked out. He’s thrilled he went and thanked me for looking after the children [].
