    Hi Robin,

With the current climate as it is and the renters bargaining for what they want to pay in rent, it would make good sense to negotiate with them as if you were to lose these renters, how quickly could you get someone to replace them, at what cost and what rent would the new renters want to pay. It’s a tricky climate out there and there are many differing views on what’s going to happen in the property market both in short and long term.

Next best thing… What does your gut tell you to do? How do you feel about the current renters? If they look after your property they may be worth a cut in rent..However let them know that the reason you are giving the rent at a reduced rate is in appreciation or as a reward for their excellent track record (or make up some such reason to suit your situation) It just might be a mindset for you of keeping control…After all it is your property!

    Aaaahhh the games we play…

    Check.. Check Mate

P.s I hope this may help some, I unfortunately am not a professional in these matters, but good luck anyway [:)] !

I’m just collating them and centralizing the links into one local posting. I think it might actually be working [:D]!!!

    Hi all,

Recently this site was brought to my attention.

http://www.dollarforce.com.au Does anyone know about it? If anyone has read about them please respond to this posting. It just concerns me when there is no priced listed for services.

    Cheers

    Hi again,

I also couldn’t find the price for these services. A representative will call you 3 days afterwards to ‘assist’ you with your application. If it’s free. Good. If not, what else do you get with your members card?

    Check it out

    Hi there,

I went to their web site… http://www.dollarforce.com.au and looked at what they offer. For people who don’t have time, it looks good, BUT remember, they need to get paid for what they do, then the people they work for want their cut and you get what’s left over. This may not be the case and they could be very reputable but try to find out where on the ‘food chain’ you are. Steve mentions this in his last newsletter, perhaps you should sign up for it…It’s free and easy to read (even for bleary-eyed mums like me [|)]). It’s not really a mantra, but Steve’s been around for a while and makes excellent sense, so do the research then decide.

Another thing about these ‘one stop shop’s’ is like with bank accounts. You may not always use the available features of the account, but you do pay for it. Sometimes a ‘no frills’ approach will save you. What I mean, is that you may not use all the features by being a member but your membership fee or whatever costs, may go to supporting these fees for other members. It’s just a thought though.

You don’t mention why you are interested in this company. Perhaps this would be useful to know so that others may be able to suggest things pertinant to yourself.

Either way I wish you luck and I hope this info is useful to you.

    Cheers

    Hi all,

I was told by a very reputable lawyer, “Don’t sign anything until I’ve read it first”. As with anything ‘Caveat Emptor’. He also said that if a contract is not complete, don’t sign it until all components are in place. Hope this helps [:)]!

    Congratulations AD !!! [:D]

Very pleased to hear of your success. I just put a posting under costly education, so that people such as yourself could tell us how your experience was, the hardships etc… I’d love to ‘hear’ it in detail.

    Way to go…keep trekking [:)] !!!

    Hi again,

I was hoping that some of you would post experiences of your wraps, the hardships when you first started, the positives, the changes to your lifestyles. Whether it be wraps or lease options, buy and hold etc…I’m sure we’d love to ‘hear’ it. I definitely would!

    Have a great weekend

    Hi all,

Another link for some of you who have been watching t.v. is

http://www.domain.com.au look at hot property. I think they’re called the awesome foursome, doing a reno job in Box Hill.

http://www.ninemsn.com also has a program called ‘Location Location’

There are also programs called ‘Room for improvement’ or ‘Auction Squad’. Now I’m not saying they all have what you need for real estate, but there might be some tips to be found.

    Cheers

    Hi Felicity,

Definitely annoying! I guess their just trying to make money. In fact I was offered a position as telemarketer (in last 2 weeks, I was headhunted by word of mouth) to call people informing them of a free consultation with a financial advisor and to make bookings. I told the couple (Sunday night) that although I was interested in working from home, I wasn’t comfortable asking people to trust in financial advisors I hadn’t personally met thereby I couldn’t possibly recommend them. Integrity is something you can’t buy and I couldn’t sell my conscience, knowing what I’ve been through with so called ‘financial advisors’.

In order to put myself through uni, I worked full time, studied part time and worked extra 2 casual jobs. I really don’t know how I did it then, but I did telemarketing and market research, worked as agency nurse etc I stopped when I was 8.5 months pregnant with my darling Phillip… If only I could juggle like that again. It was great money, but priorities change. I understand the reason for cold calling like that and in truth it is the best time to catch people.

I’ve lost a few tentacles since then and so I’ve decided to put the answering machine on at dinner time. [8D]

Please ignore my spelling mistakes as that is something no schooling has been able to cure me of.

    Cheers

    Hi Steve,

No problem! Good news – 2 weeks away [:)] I know how precious time is and to think when I was younger I willed time away! Impetuous youth!

I’ll let hubby know the good news, but just in case it takes longer than 2 weeks, I’m sure we will all be pleased that we had to wait longer when we see the quality of the recording and the information on the tape. [:D]

Keep up the good work and thank you for the opportunity to meet such wonderful people with their wealth of knowledge at your site.

    Cheers

    Hi there,

Please think carefully before spending the money. Go to a good bookstore near you and buy 100 books, you could even do a real estate course that would give you more contacts, tips and advice than doing a 15 K course, that has no way out (???) I hope they’d offer Gold nuggets for the catered lunch, rather than chicken nuggets..for that price [;)] A home based course is better, but it depends whether you have the time. I don’t know if you have children running around, but I’m sure if you do, you would be aware of the time constrictions of doing a course via correspondance.

If I had the 15K I’d go on a desperately needed holiday and take my books to read with me on a beach (Sounds great Louise!!!) Obviously Bali (where we went on our last 2 holidays) is now out of contention, very sorry to say [:(]. Our prayers our with all that suffered.

    Save the money.

    Cheers

    Hi Felicity,

That’s funny! Just had another call last night during dinner. I said “Sorry I’m not interested in minimizing tax at the moment” She said ..”before you go can I ask why?” so I said ” Tax is the least of my problems at the moment. I’m not interested in property and I’m not interested in a free financial consultation as the time it takes to complete the consultation would be costing my husband 1 hr of his work. Thank you for having us in mind, maybe another time.”

Meanwhile the kids are throwing the vegetables onto the floor and husband has conveiniantly dissapeared from the kitchen…
Why do they always call at dinnertime?

    Cheers

    Hi there,

Thanks for your well wishes [:)] All’s okay at present, just coming to terms with everything and trying not to let it distract me from changing our lives for the better. It’s a must now, not an option.
Trying to stay out of mischief and not being swept up in any scams..yes they still do ring to ask us how were going and if we want another ‘financial planner’ to come out free of charge…now its really comical!!! “Sorry I’m bankrupt” – Nah, just kidding! [;)], but I’m sure that might get them of our backs… [:D]

    Have a great week…

    Cheers [:)]

    Hi Regina,

Wow, you have been dragged through the mud [:(] ! It’s true, there is
little protection for consumers. People should never call themselves
what they are not and if they do, they should be punished for being fraudulant. I guess we don’t live in a fair world all the time.

By the way, thanks for your support [:)]. My son is mildly autistic, possibly Aspergers (to early to tell, we found out Tue night) and he’s a delight most of the time, especially when he’s sleeping [:)] Our love for him and our younger son, keep us going when times are tough, but you can imagine that when dodgy salespeople come knocking
we get pretty upset. Not another scam! Laughable sometimes, tiring at other times.

Nothing ventured nothing gained… And we will succeed! [:)] We have
the right people on the team now…a little bit of fine tuning and we
    should be okay.

I’ve been bombarded by my boys..got to go

    Have a great weekend

    Cheers

    Soosh
