I believe they should wrap, it make sense to supplement whatever income the male gets. I think they may be thinking in investing in a business.

Garage sales – stick to your shopping list or you’ll come home with extra rubbish (Insert GROAN here “—” My brother-in-law is having a garage sale tomorrow and we (de hubby) got first pick. Well we got a coffee table??? A wine rack??? A couple of glass jelly bowls ??? A couple of Bananas in PJ’s posters??? and some rolls of greaseproof paper rolls). However our wrap property still needs a coat of paint. Moral of the story -> Stick to your list whilst shopping at garage sales.

I have friends who live in Moe and they know about wraps. In fact they said most of the community knew about wraps, because a lot of people where buying their house that way.
My friends asked me about it, knowing I do wraps and I said that I have a friend who could do it for them if they were interested.
My friends mother mentioned that her son did a wrap with no deposit money down except for the F.H.O.G. Well I can say that there would be no way that I would do a wrap with no deposit other than the F.H.O.G.
I guess in this case the wrapper who is doing this sort of deal, has an edge on the rest of us, because it would be to risky for me and I’d like to sleep well at night (whatever sleep I do get!)
My friend came to stay the night and she mentioned the house prices in Moe, Morwell, Traralgon have all increased and the rent was going up aswell, so they were thinking of moving out with their brood ( 8 children) to somewhere more ‘reasonable’.
This is just some food for thought.

Now I’d have a different take. I would calmly ring up the re agent and I would say, ‘I truly am intersted in properties, but I only want you to call me with real offers in my price range. If your honest with me, I will do business with you and we will both get fat off the land (So-to-speak), oh and by the way, my friends who are doing the same as myself and are looking for a real estate company they can build up a relationship up with too’.
Now I may not say it exactly in those words, but I wonder what their response would be?

Got the book (my once in a while – when she decides to turn up housecleaner, lost it and I’m looking for it again) and it was good from what I started to read. Still concur with my father-in-laws original statement “Free is good”.
With regards to the tiles (a little problem compared to the rest) there is a new panel, I think it’s called Lamipanel (sold at bunnings). It looks like tiles, but it’s one sheet and you can install it yourself. Apparantly you can put it straight over tiles or remove the tiles before hand. It is waterproof and guarenteed for a long time. It is expensive, but if you can do it yourself, it looks good and can be kept clean, won’t fall on someones toe and cut them etc, it might be worth it. With regards to screen wire doors, there are places that deal with ex-demo homes and they have sinks, bathtubs, doors, handles, knobs, etc that may make your life easier and take the sting out of the cost. Vinyl might be better than carpet. I guess we should put up a posting on reno jobs and how to save money. In fact I’ll do that now.

Do you have a friend who might be interested in helping you out, whilst also making money? If your ‘black’ spot with your credit history gets in the way, your friend may have the way around. This is just until you can show you actually have an income. As with positive cash flow property, you get income monthly. This will show others that you are earning steady income and they might be more willing, if they are sure they will be paid. I know it is not as simple as that, but there is a way. Get some legal advise before venturing out with a friend though.

I was under the impression that with LO you don’t get FHOG and with us putting in 20%LVR that makes it quite a deterrant. What do you think? I’d like to get your view.
Hubby and I have just started purchasing wraps. I will aim for positive cash flow. The advantage of putting in 80% LVR means that this is more likely to occur.
The tenancy I think usually is for 1 year..but 6 months can be negotiated and this is better for us as we can get back to the original plan which is to wrap the house, for aslong as it takes for the wrappee to pay off the loan or cash us out.
The other option is to do a reno job on it. It has the potential.
Cashflow is very important to us at present with our two young children and many incoming bills to pay.
Still got the house. Very slow going at present. Not sure whether to rent it out for 6 months and then try re-wrap or to just bide time. It’s difficult call, as we have to pay mortage each month till wrapped. Now, today is Saturday the 14th and everything that could go wrong on Friday the 13th did. So I’m feeling a cautiously more positive today and I’m just going to wait for the man of the house to decide what to do []
