    OOPs!
    Having a little trouble with the profile signature. Will try to fix it. Unfortunately the mistake didn’t come up in the preview window [:O], now I’m embarrassed [:I].

    I should let you all know, that I get emails from managers of sites wanting me to plug them.     Hi Everyone,

    Thanks Leigh! I’ve had some troubled waters on the home front, but I have been popping in now and then and couldn’t believe how quick things are moving! That is a testament to how great this site is.
    Michael Lawson emailed me this link that was given by ‘Jumbo’ and although it is from 2001-2002, I agree with Michael that it is still worthwhile looking at. I do have a link for the ATO, but this is more direct for rental property.

    By the way, on Today Tonight (Tue 4/3/03) there was a computer program being suggested in helping people do calculations in reducing their home mortage in less time. The program cost $99. Why I mention this, is because my husband created a basic spreedsheet for me ages ago and while it is not up to date to put up as a freebie here, it didn’t cost $99. So just a word of warning, that these programs help, but will not guarentee you will pay off your house sooner. However, if you are chosed at the Steve’s next seminar as one of the 10 people chosen…well you’re in for a very lucrative and fortunate experience.

    Hi Brent,

    All the good financial planners I know, hide that fact! Hmmm!
    I used a couple and basically they wanted $500+ just to come up with a stratergy for spending our money. The next step was to sell us their managed funds.
    Needless to say, I waved him goodbye.
    The best financial planner is yourself, sitting down with a pencil and paper and writing down goals, short term and long term. Then finding creative ways to implement them.

    Hi,

    NOOOOO Sooshie is NOT enjoying this heat. I was born in June….winter time… I believe in my former life I was an Eskimo. I like the heat as much as I like mosquitos. Mosquitos have to be the worst bug on the planet. My neighbours have complained about the aircon keeping them up all night. Well it was 44 degrees! It’s hot tonight aswell Uuchhh! Anything over 21 degrees and its too hot for me.
    Okay, so now you know my sore point (lets not bring up heat again!!!)
    As for the suggestion to wrap them a property, its a very good idea. I will look into it. I’ll wait till the weather is cooler though.

    Hi Hilary,

    Unfortunately he won’t get a loan now. I wouldn’t even loan him the money. To risky. He could get a no docs loan, but would suffer hardships due to unemployement.

    Will think harder on the situation. I believe they want to buy the business for their children to help them out.

    Hi Dragon,

    Are you convinced positive cash flow investing is for you? If so, I suggest you do some homework. I’d like to suggest you go into the ‘useful links’ post and have a read around and see what you can find. Keep a notepad handy.

    And NO, I don’t get paid to plug anything here. Just in case you were wondering. Personally I think that this site is fantastic for all types of investors and the wealth of information you can find at this site is amazing, but you need to want to look for it.

    I agree with Regina, but now I’ve thought of even a better idea. Get them to come over, give them a low income spiel and tell them my house is a commision house! Devious ha!!! See what happens when you feed a Gremlin like me after midnight [}:)]
    I heard from ‘Bozo the clown’ who said the email bounced and could I return his call (he would have to leave a mobile number!!!) I deleted his message. I figure if he wants me he’ll have to chase me (true female mentality at work here!) and then I’ll ask him where the properties are and what type they are (ie. refurb, off the plan etc).
    Mind you, I don’t really have time to much around. If he calls back, I’ll give it a go, if he doesn’t I’ll drop it.
    I was approached by a company starting up, wanting me to telemarket for them, cold calling about investment stratergies. I told them I couldn’t in good conscience ring people and ask them to trust people who don’t have their best intrests at heart. Perhaps there is some good left in me yet! [;)]

    Hi Arnaldo,

    Whilst I’m no expert on this by any means, council needs to be consulted on basically every move, from removing walls, building carports or removing them, fence lines etc. Red Tape can hold you up for a long time. I know of some builders who’ve been in the game for 40years or more and the headaches they get from councils is astronomical.
    You would need to get some builders to quote you and do a fesability (my spelling is atrocious sorry) study.

    Hi kjajha,

    Having gone down this path before, I just want to ask you whether you’ve thought about why they offer a rental guarantee? Yes, they onsell the property at a higher cost once they have fixed it and then you can ‘claim’ depreciation (hope my spellings okay) on the fixtures and fittings etc.
    Please go into this deal (if you so choose) with your eyes open. If they built it for 125k and sell it, having already factored in rental guarantee, then onsell it for 260K, who’s getting the profit (obviously the builder and co.) and how long will it take you to make money from this deal?
    Personally I think you should walk. Good luck with whatever decision you make.

    Hi,

    Did I ask him how many properties he owns? The answer is Yes. It’s probably the first question I asked him. I also asked what his background is, for e.g. if it is in Real Estate (as was the situation here) I wonder why he didn’t make enough money like all the other realtors, so that he has to do this dirty work for a living! (Not that I told him that!) He has two properties, or so he told me whilst looking down into the drink I gave him ( I think he was looking for fish). No eye-contact – – > no trust given (unless of course the person is Autistic, Aspergers, PPD, ADHD etc etc – okay so I come from a medical background [;)]!)
    The Jan Somers book is about stories of peoples bungled real estate ventures. Should be interesting to read.
    Actually I’m glad I wrestled this crocodile as whilst he was talking I was eyeing up the book and thankfully it was in the comfort of my own home (trust me I wouldn’t travel to see him in a pink fit – That right is reserved for the creme de la creme [;)])
    Savvy? Not sure about that. I’ve been burnt and after licking my paws and whiskers, I’m back and rearing to go.
    By the way, onsold another wrap, so I’m very pleased.

    Hi Tails277,

    Sounds like a jolly idea, however accountants and lawyers/solicitors, charge more per unit/hour than a labourer (although the one’s I know charge like wounded bulls- No offence to all the labourers out there! If we need you we need you!!!). How will you divide chores/responsibilities equally between the two, so that neither one feels they are contributing more?
    10 people at 10K each only gives 100K. The extra 1K per week for buying growth rental properties? What sort of property are you looking at? Who decides who to let the property to? Who gets the tax benefits or losses?
    I might be wrong, but although it sounds like a good idea, It might be a headache in the making.
    What about getting an investment group together based on the same idea and give the money to me. I’ll find something to do with it [:D] [}:)] [:P]

    Hi Adofunk,

    I agree with Steve on this one. It gets too messy and you end up loosing friendships. I know of potential investors, just doing nothing and I want to shake them and give them a kick up the ‘uuuhhhmmm’ but I know that should something bad happen, I won’t be able to help them or get them out of a fix. It’s your choice in the end.
    Don’t mix business with pleasure.
