The point of my post, was to inform you that, your posts are not to ask questions in order to learn, but in order to be argumentative and disagreeable , so my point was, that it wouldn’t matter what forum you were on or posting at, aslong as you got some “air” time.

Why would someone rent the cheaper house over the more expensive one if the rent was the same?
From the ‘Far Side’ : Well, the cheaper house (100K)allows renters with pets, so you pay for their accomodations too.

Paul, you need to decide whether the money is worth it or not, but you’ve missed the boat anyway, Steve’s seminar is a sellout (mind you it sold out 2-3 months prior to the actual event!!!) That should tell you something. Paul out of interest, how many investing seminars have you been to ? In total how much do you think you have paid? What have you done with the information and are you richer for it?

Firstly, very simply put, it’s Sooshie or Soosh if that’s easier to spell. In fairness to you, spelling is not my forte either [], so I forgive you.
I don’t think that you would be happy with anyone’s answer because it is my guess that the question has no substance for your personal situation.
What I mean, put simply, is that it is my belief that you have NOT looked for a positive cash flow property, nor bought one, nor will you, nor are you likely to want to buy one.
Yet, you want the answers for your questions to prove a point. Perhaps, be honest with the point you are making, as it appears you genuinely have people trying to answer your theoretical ‘question’, but you are not for whatever reason of yours, listening to the people who have kindly responded to your post.
Personally, I have not done as many positive cash flow properties as I would have liked to, but since getting out of hospital and being able to actually sit infront of the computer, I have started doing my groundwork all over again, researching suburb by suburb, price by price, value for money, calling agents etc. etc. It’s the hard slog now.
Prices have jumped in the last month and I have a family of 10 waiting on me to find them a wrap house, on which they can afford repayments. Meaning they want last years price of houses.
Okay so it’s almost five in the morning, but please try to read between the lines of those people who have kindly answered your post.

Well, all I can say is surgery is NO fun and recovering and feeling useless whilst watching others do things is frustrating. I did try to play with Phillip and his Birthday present Brio train set and I think I ruined the party atmosphere when I leaned over and literally popped my sutures. WELL! A course of antibiotics later, some telling off by those around me, because I was trying to do too much [?][?][?] and your well wishes made me feel a lot better! Thank you.
Okay, so I’m ready to rock’n’roll! I’ve checked my usual site listings and in my short absence prices have gone up by 30-100K!!! Is this a misprint or have I missed something? I’d like to hear your opinions.

Just a thought for all of you to ponder about.
As I am going into hospital now, the one thing that plays on my mind the MOST, is my children. The biggest miracle in life is that of procreation and life itself. I mention this because of two reasons. 1) You have all showed how humanity is a beautiful thing, by all your well wishes and 2) No matter how much money you do or don’t make, the most important thing in life should be family.
If anything should happen to me, my only regret will be leaving my children. My thoughts are positive however and there is no time for regrets, just goals for the future []

Okay, more seriously ( I obviously had too much sugar with dinner) The Caravans, sounded like a good deal, the 11 second solution stacked up, then of course due dilegence kicks in. Personally, I don’t like caravans ever since I went through the mattress bed whilst sleeping in a caravan in Tasmania (about 10 years ago).
This has been a very useful exercise and it was great to see your responses. I think I will use this as future reference.
By the way, I forgot to mention (if you were wondering about the likeness of a broker to a travel againt) that I went into Flight Centre, got 1 quote then went into another Flight Centre and got a quote (cheaper) then went into another Flight Centre and got a quote and then finally with the cheapest quote, went to a qantas agency and showed them my cheapest quote and booked with them. Okay, so I’d upset many FC agents and they look at me with dread when I come in to get new travel catalogues (going to Fiji in June – G-d willing!) but my hubby said that if I didn’t get the price down to our budget, we weren’t going. Desperate measures for desperate times. Yes, those FC agents did do some work to get me a quote, but when they do make a booking, the commission more than compensates for the losses experienced with painful customers like me.

Brokers, whether it be travel agents, finance or share brokers etc all make a commission. You’re right, it’s their pay for the effort and work they do. Perhaps as a Nurse/Midwife, I should get a cash bonus from each client that I help birth? I don’t think so. (Nice try Sooshie!) No No, I don’t think it works that way, BUT what if I was a broker for a hospital and they said, for every client you bring into the hospital, we will give you $500. Let me tell you that I would jump up and down, do cartwheels ( a site for sore eyes, just ask Steve!!!), wear bear/clown suites and anything I could to get clients into the hospital, BUT only if I believed in the hospital, it’s values and how it treats and respects it’s clients.
The same, I guess with a broker. His commission is worth the money you pay, if they deliver you a good service and they truly believe in the product they are selling to you (and can prove it will work for you). A fair days pay for a fair days work ( I hope that’s how it goes). If he wants to give you a cash rebate, take it. He wouldn’t offer it for nothing!
I was listening to a popular talkback radio today at about 3:00pm (I think) and they were talking about property and investments. This lady rang up and said that some person came to her house to try to convince her to come to a seminar for $17,000 [] [}] [xx(] to see how they can make her wealthy using positive cash flow property! The guest speaker then went on to talk about 2-tier marketing, whereby the prices are inflated and then a rental guarentee is included, finally suggesting she stay away with a 10 foot barge pole. At least he gave her the right advice.
So when you go to these free seminars, you can assume there about negative gearing and if you have to pay 17K then it’s about positively geared properties. Hey Steve, thinking about multiplying your seminar fee by about 6 ? I didn’t think so. PI forum guests are on a good wicket with you!

I’m not sure what you get, but 0.1% trailing commission on the life of the loan, is no small sum. It’s true, getting your broker to work hard is very important, but anyone would be a fool, not to try to get the most from their money.
